South-Florida-based management company is looking for a skilled, dedicated, highly motivated, task-orientated Lead Maintenance Technician for a 92 unit apartment community in Gainesville, FL. Applicant must have excellent communication skills and the ability to multitask and function in a high-energy environment. Other requirements include:
* HS Diploma or equal Equivalent
* EPA 608 Cert.
* Electrical Proficiency
* Plumbing Proficiency
* Extensive HVAC knowledge
* Small appliance repair Proficiency (stoves, microwaves, W&D, freezer, etc.)
* Meet all requirements as outlined in the job description
* Must have own tools
* Must speak English
* Must have reliable transportation
* Pass a criminal background check and drug screening
* Available to work weekends if necessary and on-call schedule
* Candidate must be familiar with HUD project-based communities REAC inspection and NSPIRE.
* Candidate must have an attention to detail and be able to manage time effectively and efficiently.
* Candidate must be able to hit deadlines and provide a high level of service.
Scope of Work
* Making units rent-ready after move-outs.
* Painting and repairs
* Complete and verify unit turn punch list and ensure unit is 100% ready for occupancy and inspections.
* Evaporator coil and condensing unit replacements (if applicable)
* HVAC repairs and diagnostics
* General site and building maintenance
* All aspects of electrical and plumbing
* Maintaining maintenance schedule
* Implementing maintenance strategies
* Assist with Maintaining operational department costs
* Assist Supervision of staff member(s) as it relates to site goals, teamwork and community objectives.
* Assist with planning and execution of assigned projects.
* Assist with coordinating turns with the onsite construction team, and management team.
* Ensure that all tasks maintain a high quality of work to ensure no callbacks.
Construction experience is a plus; however, not required. Prior Apartment community maintenance experience is required.
Position is critical to the completion of our current goals and deadlines, experience in general building maintenance and quality unit turns is essential to success. Candidate must have the ability to communicate quickly, effectively and remain solution-oriented in stressful situations.

This position is mentally and physically demanding and will require someone with excellent time management, project management, and teamwork skills to be effective.
Applicant must be customer service orientated with a drive for excellence. The schedule would consist of a 40-hour work week from M-F 8:30 am-5: 30pm. Must be available for emergencies and a rotating on-call schedule.
