What are the responsibilities and job description for the Maintenance Supervisor position at Inclusion Specialized Programs, LLC?
Summary of duties:
Must have the ability to perform multiple tasks with a need to occasionally upgrade skills in order to meet job changing conditions. Specific skill-based competencies required to satisfactorily perform the functions of the job include: operating equipment used in skilled trades, power and hand tools, etc.; adhering to safety practices; planning and managing projects.
Primary duties and responsibilities:
· Inspects worksites regularly to manage preventative maintenance and safety concern by identifying problems and necessary maintenance. Coordinates with Administrators/Supervisors for the purpose of completing projects and work orders efficiently.
- Comply with all health and safety regulations and practices on site.
· Arranges furniture and equipment for the purpose of providing adequate preparations for special events.
· Assists Administrators/Supervisors (e.g. transporting and/or securing materials, completing specific tasks, etc.) for the purpose of completing each project in a safe, efficient manner.
· Clean buildings and grounds areas as needed and/or assigned for the purpose of providing an effective working/learning environment, preventing damage and/or limiting liability exposure.
· Coordinates with Administrators/Supervisors for the purpose of completing projects and work orders efficiently.
· Installs system component parts, office equipment, and facility components (e.g. lighting, heating and ventilating systems, alarms, plumbing, security, electrical panels, etc.) for the purpose of providing a safe and efficient working environment.
· Maintains the assigned vehicle, tools and equipment for the purpose of ensuring availability in a safe operating condition.
· Maintain vehicle binder and keep up to date records (insurance, registration, vehicle incident report, inspection form, and mileage log)
· Record all service repairs performed in vehicle, including troubleshooting breakdowns, calling for repairs,
· Participates in assigned meetings, workshops, trainings, and seminars for the purpose of conveying and/or gathering information required to perform functions.
· Performs a wide variety of general and semi-skilled maintenance activities (e.g. carpentry, plumbing, painting, electrical, etc.) for the purpose of completing projects within established time frames.
· Prepares written materials (e.g. repair status, activity logs, expense reports, etc.) for the purpose of documenting activities and/or communicating information.
· Repairs furniture and building system components for the purpose of ensuring a safe working condition.
· Responds to building emergency situations during and after hours for the purpose of resolving immediate safety concerns.
· Transports a variety of tools, equipment and supplies for the purpose of ensuring the availability of materials required at job site.
· Communicate via phone and email with different levels of management.
· Represent the company professionally when dealing with outside agencies and/or vendors
· Search best value for items needed for the function of our programs
· Knowledge of building systems such as plumbing, electrical, and HVAC.
· Ability to identify issues and determine repairs that are needed.
· Must work well under pressure and meet tight deadlines
· Contribute to the development of maintenance budget and ensure compliance
· Monitor inventory of materials and equipment
· Participate in coordination of projects (e.g. renovations)
· Preparing weekly maintenance schedules and allocate work
· Evaluates maintenance employees on their performance (orientation period and annual period)
· Approve employee timecard on a daily basis via payroll system
· Performs other related duties as assigned, to ensure efficient and effective functioning of the work unit.
Job Requirements/Qualifications
· High School Diploma or GED equivalent
· Minimum of three (3) years maintenance work experience.
· Experience with operating various power and hand tools.
· Communicate efficiently and fluently in both verbal and written form.
· Experience in maintaining effective and cooperative working relationships.
· Computer literate to maintain maintenance reports and equipment schedules.
· Job position is full-time with a minimum of 40 hours per work week.
Physical Requirements:
· Prolonged periods of standing and walking
· Must be physically able to climb, bend, stoop, kneel down, and crawl into awkward spaces
· Must be able to safely climb ladders while carrying weight
· Must be able to lift up to 25/50/80/100 lbs. with/or without assistance, regularly
· Normal and manual dexterity and coordination to utilize electrical hand tools
· Good physical senses; vison, smell, hearing and touch to evaluate and respond promptly to safety and/or maintenance concerns
· Must move safely over uneven terrain or in confined spaces.
· Must respond to dangerous situations.
· Must be willing to travel for long periods of time
· Might work in extreme weather conditions periodically
TYPICAL WORKING CONDITIONS include working in an office, residential homes/facilities, and outdoor environments; some exposure to varying temperatures; exposure to dust, steam, controlled and hazardous substances, pesticides, herbicides, gases and chemicals; working around electrical current, and moving machinery parts; contact with employees, staff, consumers, and the public.

Pay: $21.00 - $24.00 per hour
