Responsibilities:
- Supervise maintenance staff, janitorial, and groundskeeper personnel.
- Assist in scheduling approved contractors to perform approved work.
- Processes, assigns, and tracks maintenance work orders to completion.
- Completes resident service requests and preventive maintenance tasks as needed.
- Supervises and assist in the timely reconditioning of vacant units including painting, basic repairs, and cleaning.
- Ensure property grounds are well-groomed and free of litter and unsightly garbage or clutter.
- Ensure property grounds are free of weeds and overgrown vegetation.
- Responsible for supervising and documenting maintenance training program.
- Directs preventive maintenance programs including preparing property for third-party inspections.
- Performs after-hours, weekend, and holiday on-call duties.
- Maintain inventory and purchases maintenance supplies as necessary, subject to Site Managers approval.
- Snow removal including salting of main roads, walkways, and parking areas throughout community. (Where Applicable)
- Responsible for supervising and documenting maintenance training program.
- Reports directly to the Site Manager regarding all facets of maintenance-related work.
Job Requirements:
- Working knowledge of basic maintenance concepts (plumbing, repair, etc.).
- Basic knowledge of commercial/small grounds equipment and supplies.
- Must have own tools.
- Manage inventory and supplies with basic budget experience preferred.
- Understanding of employee management including motivating and directing maintenance staff.
- Strict adherence to budgetary guidelines and ability to prioritize work orders and projects based on need.
- High degree of troubleshooting and problem solving.
- Proficiency with Paycom software and Microsoft Office suite preferred.
- Experience with RealPage OneSite preferred.
- Demonstrated track record regarding work attendance and reporting to work timely.
- Must be able to tolerate in/outdoor work year-round.
- Adhere to Federal Fair Housing Laws.
