Essential Duties and Responsibilities
- Responsible for all problem solving relating to day to day jobsite issues
- Directly responsible for daily on-site supervision and inspection of work
- Responsible for reporting all jobsite progress so accurate draw requests are submitted
- Creates and maintains project schedules
- Manages and forecasts all schedule expectations on a weekly basis
- Anticipates delays in scheduling and takes proactive steps to avoid
- Responsible for planning, scheduling, conducting and coordinating the technical and management aspects on projects
- Manages material ordering and coordinates delivery schedule and on-site staging
- Responsible for monitoring misuse, damage, and theft
- Sets and communicates clear expectations with subcontractors
- Provides motivation and support to gain maximum performance from subcontractors
- Responsible for all subcontractor scope of work compliance
- Assists Construction Manager with sourcing, qualifying, buyouts, scheduling, quality control and draw approvals
- Supports the Construction Manager with budget management and cost control relative to field activities
- Work with Construction Manager's to ensure we have selected the correct subcontractors and will not have problems under staffing and in-accurate scheduling
- Responsible for sending daily log updates to Construction Manager Ensure all as-builts are completed throughout project and turned over to Construction Manager at time of substantialcompletion
- Assists Construction Manager as needed with material procurement
Operations
- Assists Construction Manager with risk management issues, code compliance and regulatory issues
- Manages code compliance, liability, and risk for all construction operations
- Responsible for ensuring all permits, code compliance, and application legal documents are completed and signed
- Responsible for adhering to all OSHA and Environmental regulations
- Responsible for the proper execution of paperwork associated with assigned projects.
- Including but not limited to; RFIs, CORs, Pay Applications, Safety Program, Schedules, Warranty Issues, Sage, Daily Logs, Project Permitting, Applicable Legal Documents, Forecasts, and Due Diligence.
- Responsible for following project schedules, managing subcontractors, and maintaining thehighest quality of construction
- Responsible for the appearance of all assigned jobsite and jobsite offices
- Assists with all warranty and project close-out duties and verify warranty issues are satisfied quickly
- Assists with all assigned projects in preconstruction, production, and post production
- Assists Construction Manager with change-orders, RFI’s, and submittals
- Assists Construction Manager with punch walks with clients
- Performs assignments independently with instruction as to the general results expected, and with guidance from Supervisor
- Provides Construction Manager information to effectively communicate with Sales representative
- Responsible for managing existing construction practices/efficiencies and creating new efficiencies and best practices
Requirements and Preferred Skills
- Three or more years’ experience as a Superintendent or Construction Manager
- Valid Drivers License
- Computer skills required: proficiency with Microsoft Office and iPAD device
- Computer skills preferred: proficiency with Sage or similar construction management programs
- Education Minimum: High School degree or equivalent
- Education Preferred: Four-year degree from an accredited college or university
- Preferred Certifications: 30 hour OSHA certification, PMI certification
- Preferred Language skills: conversational Spanish
