Job Summary:
The Multisite Leasing Agent assists with finding new residents for our residential Communities across an assigned region. They handle the preparation, negotiation and executing of lease documents and provide excellent customer service for existing residents. They are equipped to lease regardless of their physical location by effectively utilizing their team members, technology, the Internet, Socials, email, phone communication, and our management platform, RealPage, to engage with, sell to, and provide exceptional customer service for residents and prospects alike. Their responsibilities include showing apartments to prospects, leasing apartments to qualified applicants, and renewing leases for current residents. Additionally, they assist the manager with tasks such as executing make-readies, collecting rent, and addressing other property-related matters, as well as providing leasing support to other properties when necessary. They proactively focus on contacting current residents nearing the end of their lease terms, negotiate lease renewals, retain existing residents, and ensure smooth transitions to new lease agreement. This position reports directly to an assigned Regional Manager, with a secondary reporting line to a Property Manager based on community support.
Principal Responsibilities:
- Generates and manages prospective resident leads, ensuring accurate and detailed records by inputting the relevant information into the property management software, Real Page.
- Engages with all prospective residents each day through phone calls, personalized letters, or emails, ensuring prompt and thoughtful communication.
- Transforms potential phone, email, or text prospects into scheduled appointments for community tours through effective interpersonal skills.
- Warmly greets visitors, residents, vendors, and prospective residents by professionally presenting the features and benefits of the community.
- Screens prospective residents to ensure they meet rental eligibility requirements, assists with completing their applications, and verifies application information.
- Utilizes effective sales skills to close with prospects and secure applications that lead to lease agreements with qualified resident prospects
- Orients prospective and current residents to the community.
- Inspects apartment homes prior to move-in/out and ensure apartments are in move-in condition by coordinating move-in/out needs and schedules with the Maintenance team in compliance with all company procedures.
- Monitors resident renewal trends and identify areas for improvement in resident retention strategies.
- Creates, develops, and maintains a list of promotions and discounts.
- Advertises available units and facilitate property tours as part of marketing activities.
- Collaborates with the property manager and team members to identify and solve resident issues to include implementing strategies to encourage resident retention, such as offering renewal incentives, addressing concerns and highlighting community amenities.
- Examines property and inform maintenance staff of issues.
- Participates in corporate outreach and other marketing activities.
- Organizes and partakes in community-related events and activities that build a strong sense of community and belonging among the residents.
- Provides assistance to other properties with temporary leasing requirements as needed.
- Performs other duties as assigned
Minimum Qualifications:
Education: High School diploma or GED
Experience: Minimum two (2) years of relatable leasing experience i.e. sales or hospitality
License/Certification(s): Valid state drivers license
Knowledge/Skills/Abilities:
- Ability to work a six-day workweek including Saturdays.
- Ability to read, speak and write in English and Spanish fluently.
- Ability to be well organized; able to meet targets and deadlines.
- Ability to communicate effectively and professionally while contributing positively to a team.
- Ability to travel independently to local Indus communities in the SW Houston and Spring Branch areas.
- Exhibits tact and diplomacy while utilizing strong customer service and effective sales skills.
