JOB SUMMARY

Performs preventive maintenance & 'basic' necessary repairs on Hotel equipment & systems that could include air handlers, ice machines, basic HVAC, commercial laundry equipment, electrical components on switches, panels, thermostats, motor controls, drywall repairs, painting, etc.

ESSENTIAL JOB FUNCTIONS

  • Responds and attends to guest repair requests.
  • Communicates with guests to resolve maintenance issues.
  • Performs preventive maintenance on the entire property.
  • Visually inspects tools, equipment, and machines.
  • Inspects property to identify potential and current needs.
  • Carry equipment (e.g., tools, radio).
  • Identifies, locates, and operates all shut-off valves for equipment and all utility shut-offs for buildings.
  • Maintains maintenance inventory and requisition parts and supplies as needed.
  • Communicates each day's activities and problems that occur to the other shifts using approved communication programs and standards.
  • Displays basic knowledge or ability to acquire knowledge in the following categories: air conditioning and refrigeration, electrical, mechanical, plumbing, pneumatic/electronic systems and controls, carpentry and finish skills, kitchen equipment, vehicles, energy conservation, and/or general building.
  • Performs all surface preparation, painting, minor drywall and wood trim repair, light bulb and A/C filter replacement and the complete and thorough cleanup of the painting or repair area.
  • Tests, troubleshoots, and performs basic repair on all types of equipment, plumbing (e.g., plunge toilets and unclog drains), electrical components including lamps, cosmetic items, extension cords, vacuum cleaners, internet devices, replace electrical switches and outlets, and other guestroom items.
  • Programs TVs
  • Performs general housekeeping and engineering-related inventory duties.
  • Uses the Lockout / Tag out system before performing any maintenance work.
  • Performs repairs on interior and exterior landscaping as well as external landscaping sprinklers.
  • Displays basic computer skills including inputting and making temperature changes.
  • Verifies automated HVAC controls via DDC interface and makes corrections and adjustments, as needed.
  • Reports any maintenance problems, safety hazards, accidents, or injuries.
  • Properly stores flammable materials.
  • Services the hotel's pool, including adjusting chemicals and cleaning filters.
  • Performs daily scheduled and non-scheduled work requests and maintenance projects.
  • Completes maintenance logs.
  • Respond to all emergency and alarm situations.

OTHER DUTIES

  • Follows all company and safety and security policies and procedures.
  • Completes safety training and certifications.
  • Have a thorough understanding of OSHA rules and regulations.
  • Ensures uniform and personal appearance are clean and professional.
  • Maintains confidentiality of proprietary information.
  • Protects company assets.
  • Welcomes and acknowledges all guests according to company standards.
  • Anticipates and addresses guests' service needs.
  • Assists individuals with disabilities.
  • Thanks guests with genuine appreciation.
  • Adheres to quality expectations and standards.
  • Develops and maintains positive working relationships with others.
  • Be familiar with the inter-departmental relationship between the different departments (to include PBX, Guest Services, Housekeeping, FB outlets, Banquets, Sales)
  • Supports team to reach common goals.
  • Listens and responds appropriately to the concerns of other employees;
  • Speaks with others using clear and professional language;
  • Moves, lifts, carries, pushes, pulls, and places objects weighing less than or equal to 50 pounds without assistance and heavier lifting or movement tasks with assistance;
  • Moves up and down stairs, service ramps, and/or ladders;
  • Reaches overhead and below the knees, including bending, twisting, pulling, and stooping;
  • Enters and locates work-related information using computers. Perform other reasonable job duties as requested; and
  • Performs all job functions, special projects and tasks as assigned.

Equipment to Be Used
  • Standard office equipment, including telephone, computer, calculator, fax, and computer programs including Microsoft Word, Excel, PowerPoint, and email. All tools, equipment, machinery in the department.

Physical & Mental Requirements
  • Regularly required to stand, walk, talk, and hear; frequently required to use hands to finger, handle, feel and reach with hands and arms; frequently required to sit, climb, or balance, stoop, kneel, and crouch. Requires manual dexterity sufficient to operate standard office equipment. Requires normal range of hearing and vision.
  • Must be able to resolve problems, handle conflict, and make effective decisions under pressure.

Work Environment
  • Interior or exterior of hotel including property grounds. Exposure to direct sunlight, high humidity, extremes of heat and cold, noise, paint, and other exposures associated with the hotel environment.
  • The work environment may involve varying conditions and circumstances with guests, staff, visitors, government agencies, etc.

Qualifications:
QUALIFICATIONS

  • High school diploma preferred or GED equivalent.
  • Prior maintenance experience required; hotel experience preferred.
  • Possesses a valid Maryland Driver’s License and minimum of 18 years required.
  • Possesses customer service skills.
  • Possesses knowledge about the hotel and the services offered.
  • HVAC experience a plus
  • Pool Certification a plus
  • Must be able to work a flexible schedule including nights, overnight shifts, weekends and holidays.

SKILLS
  • Ability to complete assigned tasks in a timely manner and in accordance with IPC standards.
  • Ability to work without direct supervision.
  • Ability to ensure confidentiality of guest and hotel.
  • Ability to focus attention to details, prioritize and organize work.
  • Ability to maintain a flexible schedule according to the needs of the position and the demands of the business.
  • Ability to exert physical effort in the completion of assigned tasks, to include climbing ladders and steps, operation of power tools, and lifting 50 lbs. or more regularly.
  • Ability to endure abundant physical movement in performance of job duties.
  • Reaches overhead and below the knees, including bending, twisting, pulling, and stooping.
  • Enters and locates work-related information using computers. Perform other reasonable job duties as requested; and
  • Performs all job functions, special projects and tasks as assigned.
Compensation Range: The compensation for this position is $18.00/Hr. - $19.00/Hr. based on qualifications and experience.
