The Senior Project Manager will monitor and enhance the performance of the project team with a focus on building a culture of accountability and continuous improvement. This position oversees effective / productive solutions to meet project requirements. The Senior Project Manager plans and analyzes assigned projects, establishes schedules, project parameters and sets procedures to accomplish system objectives, involving complex contracting applications.
Essential Duties and Responsibilities: To oversee all aspects of the project and is responsible for managing the project costs, field labor, and subcontractors while ensuring a safe on-time completion that is under budget. Other duties include the following:
• Responsible for managing the installation of HVAC, Plumbing, and Medical Gas that meet code requirements, budget, and on- time installation.
• Examines and reviews contracts and estimates by performing risk analysis and developing risk plans
• Understanding of construction drawings and controls scope of a project
• Ensures compliance with internal contracting processes
• Establishes an operations budget for assigned projects based on validated project scope
• Oversees the following: preparation of material orders, recording the receipt of materials and approving payments
• Maintains the accuracy of the forecasted cost at completion
• Creates and makes revisions to project schedules including: generating tasks, estimates, dependencies;
milestones, CPM Analysis, and Histogram Analysis
• Prepares sub-contractor request for quotation’s (RFQ) including: scope statements, plans and milestone
dates, specs, bonding requirements, and billing schedule of values
• Receives and qualifies subcontractor proposals, supervises work of project assigned staff, subcontractors and installers.
• Maintain full working knowledge of working safely in pharmaceutical, industrial, government, educational, commercial, an occupied hospital or other healthcare facilities including infection control.
• Evaluate estimates and set up the job costing system with labor, material, and subcontract cost codes.
• Negotiate and prepare vendor and subcontractor purchase orders and evaluate submittals to reflect contract drawings and specifications.
• Conduct monthly reports and cost reviews to catch deviations from a plan or schedule early and keep all participants and Division Manager informed in order to bring the job in on time and under budget.
• Build and maintain strong customer relations with the general contractor, subcontractors, vendors, and internal customers.
• Evaluate and develop field personnel including workers, foreman, and superintendent.
• Maintain a safe and secure work environment through safety meetings, incident investigations, and employee involvement
• Meets with contractors and owners to discuss scope of project, budgets, performance, and closeout. Communicates and coordinates with customers and their representatives including building owners, mechanical contractors, other trades, subcontractors, and field support staff.
• Supports the sales function by assisting with quote preparation and proposal
• Responsible for project cash-flow management: progress billing, collections support and monitoring, and resource management.
• Responsible for maintaining the accuracy of the forecasted cost at completion.
• Controls expenses by monitoring assigned project budget.
• Responsible for change order management by recommending solutions, facilitating quotes.
• Ability to manage multiple vendors and subcontractors
• Able to manage projects with penalty clauses and or liquidated damages
• Ensures that quality standards are maintained for assigned projects.
• Maintains customer satisfaction by investigating concerns, implementing corrective action, and communicating with customers and assigned staff.
• Obtains acceptance and timely sign-off of the project by the customer

Safety:

· Notify Safety Manager and or Division Manager of any unsafe conditions
· Proper PPE equipment must be used at all times when necessary
· Report all accidents and injuries to your Safety Manager, Division Manager, and HR immediately
Travel Requirements:
• Depending on project need and location, estimated to be around 10-30% of the regular work schedule per month.

Required Education, Experience, and Qualifications
• Bachelor’s degree in Construction Management, Engineering, or related technical discipline.
• 10 years of Project Management experience working for a mechanical subcontractor in the areas of commercial HVAC and Plumbing.
• Extensive experience in large ($5 M) heavy commercial construction.
• Excellent verbal and written communication skills.
• Detail-oriented and willing to tackle various ongoing projects in a fast-paced environment.
• Well-versed in the industry and the Company's competitors.
• Excellent multitasking skills, with the ability to perform duties outside of the scope of work when necessary.
Computer Skills: Microsoft Office and Bluebeam
Certificates, Licenses: Valid driver’s license
Language Skills: Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other associates of the organization.
Mathematical Ability: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning Ability: Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
