Senior Leasing Director (Eastrail Flats & The Schoolhouse District)
Position Overview
Insite Property Solutions, a boutique full-service property management company, is looking for a highly motivated Senior Leasing Director to join our team!
The Senior Leasing Director is responsible for overseeing the leasing and resident experience operations at The Schoolhouse District and Eastrail Flats communities in Woodinville, WA. This role involves managing a team of community ambassadors, ensuring properties are leased efficiently, maintaining high occupancy rates, and delivering excellent customer service to both potential and current residents. The ideal candidate has prior experience with leasing or sales and leading on-site teams. The Senior Leasing Director is an enthusiastic leader with excellent customer service, time management, and interpersonal skills.
Responsibilities
- Oversee all aspects of leasing for assigned community
- Partner with Senior Community Director to develop and maintain effective marketing, leasing, and retention plans and goals
- Supervise, mentor, and direct the daily activities of community ambassadors
- Perform leasing duties including responding to inquiries, providing tours, preparing and executing leases, and following up with prospects
- Maintain familiarity with all marketing aspects of the property including full knowledge of all available units, their current condition, rent rates and available move-in dates
- Inspect property and model/vacant units daily to ensure optimum showable and rentable condition
- Organize and implement Lease Renewal Program and retention strategies
- Maintain and adhere to Lease Expiration Management Program
- Observe and follow all Fair Housing, Equal Opportunity Employment, and Landlord Tenant Laws
- Review weekly reports, traffic reports, market surveys and apartment status reports
- Collaborate with Senior Community Director to assess changes in the rental market through analysis of traffic and rental records
- Continually build value throughout the community by investigating potential services or benefits that can be passed to residents
- Analyze leasing data to identify opportunities for improvement and adjustments to strategies
- Perform regular community outreach to build networking relationships throughout the neighborhood
- Provide superior customer service and continually review and improve customer service strategies by leveraging resident survey data
- Perform new home orientations and move-in/move-out inspections
- Create and audit new Resident Files, new Rental Agreements, reviewal and approval of leasing bonuses, and all other applicable paperwork associated with leasing
- Verify that all rental applications are correctly completed, signed, and processed timely
- Ensure compliance with all local, state, and federal regulations related to leasing, fair housing, and tenant rights
- Maintain regular communication with residents, manage resident events and experiences, conduct resident satisfaction surveys, and respond promptly to resident requests and concerns
Qualifications
- Required Experience: 2 years residential/multifamily leasing experience or related sales experience; 1 year supervisory experience
- Preferred Experience: 3 years residential/multifamily leasing experience or related sales experience
- Excellent time management, problem solving, and attention to detail
- Strong sales abilities, phone etiquette and customer service skills
- Reliable, motivated, professional and organized
- Ability to multi-task and achieve high-quality results under tight deadlines and changing work priorities
- Excellent communication, leadership, and interpersonal skills
- Knowledge of fair housing laws and other property management regulations
- Proficient in Microsoft Office Suite (Outlook, Excel, Word, etc.)
- 4-year degree or related coursework is preferred; High school diploma or equivalent is required
- Experience with YARDI CRM IQ preferred
Pay Range
- $28.00-32.00 per hour
- The placement within the range is based on factors such as prior property management experience, size of property/team, education/training, and work performance
Additional Compensation
- Bonus Potential: Quarterly bonus potential of 3.75% (total of 15% annually) & $150 bonus per new lease

Schedule
- 8-hour shift; Schedule will tentatively be Thursday-Monday*. Days off: Tuesday/Wednesday (*Post lease-up potential for 1 weekend day off)
