Position Title: Facilities Manager
Department: Adult Services
Reports To: Program Director
FLSA Status: Non-exempt
SUMMARY: The Facilities Manager is responsible for the overall maintenance operation of agency-owned and leased facilities and properties. The Facilities Manager is also responsible for oversight of the agency's maintenance staff and assigned individuals. The Facilities Manager will perform repairs and maintenance on equipment and facilities; janitorial and landscaping duties; remove snow from agency properties, perform regularly-scheduled maintenance checks; assign duties and work assignments to Maintenance Technician; follow established safety rules, policies, and procedures; and maintain required records. This position is responsible for responding to and resolving maintenance needs in a timely manner. The Facilities Manager must exercise discretion and independent judgment in the performance of job duties.
ESSENTIAL DUTIES Other duties may be assigned.
- Oversee day-to-day operations of the Maintenance Department to include, but not limited to providing reasonable and appropriate supervision for Maintenance Support and assigned individuals and ensure that agency maintenance issues are addressed in a timely manner.
- Ensure that the agency is compliant with all applicable federal, state, and local regulations by maintaining all agency facilities and properties and keeping them in good repair and free of hazards including, but not limited to those incidents caused by electrical, plumbing, heating, and cooling.
- Maintain a maintenance schedule and perform scheduled maintenance checks on all agency-owned/leased facilities and perform repairs as needed.
- Respond to and resolve maintenance requests by utilizing the Maintenance Helpdesk. Maintenance requests should be reviewed, prioritized, and consistently and effectively completed. Some maintenance projects may need to be coordinated with other departments.
- Operate construction and maintenance equipment and power tools. Maintain hand tools and assigned equipment by performing preventative maintenance on equipment.
- Pass the Medication Administration test with no more than two attempts and administer medication to individuals according to physician orders and using appropriate administration techniques as outlined in the Medication Administration course, if needed.
- Must be able to perform Lifting and Transferring techniques as trained and pass performance testing. The employee will occasionally lift and/or push and pull up to 100 lbs. Lifting may require floor to waist, waist to shoulder, or shoulder to overhead movement.
- Driving of agency vehicles as necessary for transportation of individuals and agency business as assigned.

ADDITIONAL DUTIES AND RESPONSIBILITIES

- Maintain overall, general organization and flow of activities in the Maintenance Department to ensure the timely completion of assigned duties.
- Order and maintain necessary supplies, material, and equipment within budgetary guidelines.
- Obtain bids from outside vendors for major repair work at agency-owned/leased facilities.
- Maintain fire alarm systems, ensuring they are in good working order. Perform tests on fire alarms on a regularly-scheduled basis and keep required records of test results.
- Establish and maintain effective working relationships with those contacted in the course of daily work by communicating clearly and concisely, both orally and in writing.
- Inspect agency fire extinguishers on an annual basis.
- Provide snow removal at facilities by safely operating power equipment and hand tools including but not limited to, plow truck, ATV, side by side, tractor, snow blowers, shovels, ice picks, etc.
- Maintain certifications for First Aid, CPR, crisis prevention and other courses as required.
- Prepare and submit clear and concise reports, proposals, and invoices in a timely manner.
- Utilize proper safety precautions related to all work performed.
- Possess strong organizational and time management abilities.
- Participate in staff training activities and staff meetings, as outlined in the agency's staff development curriculum.
- Successfully manage and implement the department budget.
- Plan and participate in agency functions and events.
- Work flexible schedules or within various environments as agency and supervisor deems necessary. Staff attendance and promptness to assigned shifts is essential. The responsibilities of this position may require staff to be able to work irregularly, extended, and/or be available for on-call work hours, evenings, nights, weekends, holidays, etc.
- Advise supervisor of concerns and problems that arise within the agency.
- Follow agency policies and procedures in carrying out duties.
- Perform other duties as assigned by supervisory staff, CEO, and/or designee.
SUPERVISORY RESPONSIBILITIES: The Facilities Manager is responsible for supervision of Maintenance Technician and support personnel and co-supervision of assigned individuals in service. The Facilities Manager will train and manage maintenance staff and supervise/coordinate all related maintenance activities. Providing mentoring duties for individuals may be required. A Program Director provides supervision of this position. In general, this position requires that the individual work independently approximately 90% of the time.

MINIMUM/PREFERRED QUALIFICATIONS:
This position requires a High School Diploma or GED AND at least three years of demonstrated experience working in household repair or maintenance positions AND at least two years of demonstrated supervisory experience.
Working knowledge of MS Office software. Must be at least 18 years of age. Persons hired into this position must be licensed drivers and have reliable transportation. If the current license is from out-of-state, a valid Colorado Driver's License is required within ten days of hire. Background check, drug and alcohol check, reference check, and motor vehicle checks must be passed. Current motor vehicle insurance is required. Driving is an essential job duty.
Preferred: In addition to the work and supervisor experience listed above, a minimum of one year (30 credit hours) of college level courses at an accredited Junior College, Community College, 4-year College or 4-year University.
