The Maintenance Technician is a hands-on role critical to the operational efficiency and upkeep of a multifamily property. Reporting directly to the Maintenance Supervisor, this position involves a wide range of maintenance tasks, including repairs and preventive maintenance of building systems and common areas. The Maintenance Technician ensures that the property remains safe, functional, and appealing to residents.
Key Responsibilities:
Routine Maintenance and Repairs:
- Perform routine maintenance tasks, including checking and repairing building systems such as HVAC, electrical, and plumbing to ensure they are operational.
- Respond to maintenance requests from tenants and staff, providing timely and effective repairs to issues such as leaks, clogs, electrical outages, and appliance malfunctions.
Emergency Maintenance:
- Provide rapid response to emergency situations, applying quick and effective solutions to issues such as water leaks, power outages, or any other urgent maintenance needs.
- Participate in an on-call rotation for after-hours emergencies, ensuring resident safety and property integrity at all times.
Preventive Maintenance:
- Conduct regular inspections and preventive maintenance tasks to identify potential issues before they escalate into major repairs, extending the lifespan of property equipment and systems.
- Maintain records of inspections, maintenance, and repairs, following a scheduled maintenance plan to ensure comprehensive coverage of all systems and equipment.
Property Upkeep:
- Perform general upkeep tasks such as painting, minor carpentry, and landscaping to maintain the aesthetic appeal and functionality of the property.
- Assist with the preparation of units for new tenants, ensuring that apartments are clean, functional, and welcoming.
Safety and Compliance:
- Ensure all maintenance work complies with safety standards and building codes, using proper tools, equipment, and safety gear.
- Participate in safety training sessions and remain informed about best practices for workplace safety and emergency response.
Inventory and Supplies Management:
- Maintain an inventory of maintenance supplies and materials, ensuring that necessary items are on hand for routine and emergency repairs.
- Recommend purchases of new tools, equipment, or supplies to the Maintenance Supervisor, helping to manage costs and efficiency.
Vendor and Contractor Support:
- Assist in coordinating work with external vendors and contractors, ensuring that external work meets property standards and is completed within agreed timelines.
- Inspect and verify the quality of work performed by contractors, reporting any issues to the Maintenance Supervisor.
This job is floating between two properties and doing what is needed at both.
