Job Title : Facilities Technician II
Location : Scarborough, ME (10 Southgate Rd)
Schedule :
- 12-hour shifts : 5 : 30 AM 6 : 00 PM
- 3 4-day weekly rotation , working every other weekend
- Half-hour lunch, morning and afternoon breaks
Job Summary :
The Facilities Technician II will be responsible for general facility maintenance, HVAC operations, light construction, and repair work to ensure a safe and efficient workplace. The role includes working with hand tools, light demolition equipment, and operating facility management systems (BMS / BAS, CMMS, Agile, Maximo).
Key Responsibilities :
Facility & System Maintenance :
Perform preventative and corrective maintenance on facility systems, including HVAC, plumbing, and electrical systems.Conduct sheetrock repairs , taping, joint compounding, painting, and general wall and floor repairs due to high foot traffic.Test power and electricity using low-voltage multimeters and troubleshoot electrical issues.Install, relocate, and set up furniture, machinery, and office equipment .Perform ladder work (10-12' height) daily , including ceiling tile repairs.HVAC & Building Automation Systems (BAS) :
Interface with Ecostructure (BMS / BAS) for starting, stopping, and commanding facility operations .Monitor and maintain Visala , which records environmental data for temperature-controlled rooms and pressure maintenance.Troubleshoot small water heaters, plumbing leaks, toilet flushers, and restroom equipment repairs .Documentation & Compliance :
Utilize CMMS (Computerized Maintenance Management System) for service records and Maximo (IBM maintenance management tool) for work orders.Ensure clean, accurate documentation that is legible and audit-ready .Adhere to Environmental Health & Safety (EHS) standards and comply with corporate and local audits.Read and understand complex technical manuals and service orders to execute tasks accurately.Preferred Candidate Background :
Experience : 3 years in facilities maintenance, carpentry, or construction trades.Technical Skills :Proficiency in HVAC, plumbing, electrical, light carpentry, and construction repairs .
Familiarity with hand tools, Sawzall, and demolition equipment .Strong understanding of work order systems and service records management .Industry Knowledge : Experience working for mechanical services or HVAC service companies (e.g., Thayer, AirTemp , or similar).
