FACILITES MAINTENANCE COORDINATOR

I.

A. To provide excellent service to our members, our fellow employees, and our external stakeholders.

B. To provide maximum service to the membership by maintaining the cooperative's buildings and grounds in a clean and orderly manner at all times.

C. To promote safe working conditions through adherence to all established safety rules and practices.

II.

A. Reports to: Manager of Corporate Services

B. Directs: None

III.

A. Maintains the total general office area, warehouse, and Community Room in a clean and orderly manner at all times including, but not limited to:

1. Sweeping, mopping and vacuuming floors of heavily traveled areas daily. Other

areas as needed but not less than twice a week.

2. Daily collection and emptying waste baskets and containers

3. Cleans all downstairs restrooms including sweeping and mopping daily, upstairs restrooms on Tuesday’s and Thursday’s, and more often as needed.

4. Upstairs boardroom vacuumed, cleaned weekly.

4. Services restrooms, kitchen areas, and other areas as needed with supplies

5. Daily cleans all kitchen areas and dishes.

6. Weekly cleans and mops the exercise room

7. Operates equipment such as buffers, shampoo machines, floor strippers and other equipment as needed

8. Keeps sidewalks around the building clean from snow and dirt

9. Keeps landscaping free of weeds.

10. Washing interior windows.

11. Cleans light fixtures and see that all are operating

12. Reports items needing repair or maintenance.

B. Prepares the Community Room for community and cooperative meetings with table and chair setup as needed or required. Provides reasonable information or assistance to guests as needed.

C. Maintains the building exterior, driveway and walkways in a clean, safe and orderly manner at all times. Makes a daily check inside and outside for lights that are not working and replaces bulbs and ballasts as needed.

D. Maintains all appliances, ice machines, plumbing, heating and air conditioning equipment, including monthly inspections and filter changes.

E. Takes inventory of Community Room equipment at least two times a year. When equipment needs to be replaced.

F. Purchases supplies and equipment necessary for the maintenance of the building and grounds, keeps supervisor informed concerning information pertinent to the job and work equipment.

G. Do quarterly inspections of buildings and grounds and report back to supervisor.

H Participates in employee meetings, annual meetings and serves on employee committees as required.

I. Restocks First-Aid kits monthly along with checking and properly disposing of sharps containers and biohazardous waste.

J. Assists in receiving and unloading shipments of material in the warehouse on a very limited basis as needed.

K. Follows all safety rules and regulations.

L. Performs such other duties as directed or required.

IV.

To promote goodwill and efficiency in dealing with vendors and cooperative personnel; to gain understanding and acceptance of the rural electric program.

EDUCATION

A minimum of high school diploma or equivalent required.

EXPERIENCE

Some custodial service required. Experience working with machines of different kinds is necessary. Knowledge of material and inventory methods is required.

JOB KNOWLEDGE

Experience in custodial work or any equivalent combination of experience and training which provides the following knowledge, abilities and skills:

1. Working knowledge and exercise care in the use of cleaning materials for different types of surfaces such as for floors, walls, rest rooms and proper cleaning techniques

2. Working knowledge in making minor repairs and adjustments to building fixtures and equipment

3. Working knowledge in basic electricity, plumbing, HVAC, operation of power cleaning equipment and general building maintenance

4. Follow simple oral and written instructions

5. Recognize unsafe hazards and report them

ABILITIES AND SKILLS

Ability to operate various machines used in cleaning the office. Ability to plan day-to-day maintenance activities as well as show initiative on items that need to be taken care of without being instructed to do so. Ability to communicate and deal effectively with people. Ability to follow simple and written instructions.

WORKING CONDITIONS

Normal working hours with overtime required. Work both inside and outside. Must maintain a valid Kentucky driver’s license. Job functions on a regular basis include standing, walking, sitting, maintaining balance, stooping, kneeling, crouching, twisting, bending, reaching in front of body, lifting 50 pounds, pushing/pulling 50 pounds, climbing ladders and stairs, driving/operating various types of machinery, vehicles, tools and equipment.
