We are currently seeking an experienced and motivated Maintenance Supervisor to join our team and oversee the maintenance operations at two of our apartment communities.

Job Overview:
As the Maintenance Supervisor, you will be responsible for the daily management of all maintenance activities at the community, ensuring that the property remains in top condition, both inside and outside. You will coordinate service requests and ensure all maintenance tasks are completed in a timely and efficient manner. This is a hands-on role that requires both leadership and technical expertise.

Key Responsibilities:

• Oversee the completion of work orders, ensuring timely response and resolution of maintenance issues.
• Conduct routine inspections of the property to identify maintenance needs and implement preventive maintenance programs.
• Respond to emergency maintenance requests, such as plumbing, electrical, or HVAC issues.
• Ensure compliance with safety regulations, including maintaining safe work practices and up-to-date knowledge of OSHA regulations.
• Order and maintain inventory of necessary tools, supplies, and equipment.
• Collaborate with the Property Manager to develop and manage the community’s maintenance budget.
• Ensure that all work is completed in compliance with local building codes and regulations.
• Assist in move-in and move-out inspections, and provide support for apartment make-readies.
• Participate in on-call for after-hours emergencies.

Qualifications:

• High school diploma or equivalent required; additional technical certifications or education is a plus.
• 3 years of maintenance experience, preferably in a residential or apartment community setting.
• Proven leadership and supervisory experience.
• Strong knowledge of building systems, including HVAC, plumbing, electrical, and carpentry.
• Ability to troubleshoot and repair various systems and equipment.
• Excellent organizational and time-management skills.
• Strong communication skills, both verbal and written.
• Ability to lift, carry, and move items up to 50 pounds.
• Must have a valid driver’s license and reliable transportation.
• HVAC certification or other trade certifications a plus.
