The Maintenance Supervisor oversees all building maintenance activities, including electrical, HVAC, carpentry, plumbing, and other related tasks. Essential Functions
- Ensure all business activities comply with company policies and state and federal laws (ADA, Fair Housing, OSHA).
- Oversee timely completion of maintenance tasks, either personally or through delegation.
- Manage the process of handling maintenance requests promptly, often within 24 hours.
- Maintain safety materials, including the SDS binder, Lead-Based Paint log, Mold and mildew log, Pool log, Refrigerant log, EPA regulations, and OSHA requirements.
- Schedule, monitor, and maintain accurate records of expenditures, appliance replacement, carpet replacement, preventative maintenance, and inspections.
- Perform various duties related to work orders and projects, covering electrical, plumbing, drywall, painting, lock replacement, tile repairs, HVAC, and A/C repairs.
- Ensure vacant apartments meet company standards by scheduling vendors, flooring, painting, cleaning, appliance replacement, and general repairs.
- Work within established budget limits and maintain building inventory for cost-effective operations.
- Responsible for 24-hour emergency maintenance callouts, carrying a mobile phone as required for on-call duties.
- Complete grounds work, including trash pickup, sweeping, and maintaining areas around the dumpster.
- Monitor and maintain all building systems.
- Follow all company emergency procedures and ensure compliance with safety standards.
Qualifications
- 3 years of Maintenance Supervisor experience in multi-family/residential properties or equivalent
- CPO certification required; Saltwater pool experience preferred.
- EPA 608 type 1 & 2 or Universal certification.
- Must pass the Maintenance Skills Competency Test.
- Valid driver’s license, insurance, and reliable transportation.
- Working knowledge of building maintenance, including electrical, HVAC, carpentry, plumbing, appliance repair, and make-ready unit turns.
- Ability to work assigned hours, including on-call and after-hour emergency calls.
- Ownership and provision of necessary tools for assigned duties.
- Proficient use of hand tools and maintenance equipment.
