What are the responsibilities and job description for the Director of Acquisitions position at International Search Consultants?
Position Summary:
Responsible for sourcing deals for the company and its affiliated holding companies. Responsible for cultivating and maintaining industry relationships with brokers and principals. Provide oversight and input to CEO/President throughout the due diligence process until close. Coordinate with the CEO/President regarding execution of its acquisition strategies.
Responsibilities:
- Develop extraordinary knowledge of assigned markets.
- Perform financial analysis of potential acquisitions.
- Research key trends within the commercial real estate marketplace and specific markets.
- Provide management with detailed information about these key trends.
- Contribute to strategy reviews and business development of company’s investment strategies and services.
- Be active with industry groups and events such as International Council of Shopping Centers (ICSC).
- Develop and maintain strong working relationships with key industry contacts, brokers, and property owners.
- Identify and source acquisition opportunities through the brokerage community as well as off-market deals directly from property owners through regular market visits.
- Identify financially distressed assets and bank-owned properties.
- Oversee underwriting of potential real estate investment opportunities, which includes but not limited to:
- Analysis of market data and trends to develop underwriting assumptions.
- Identification and analysis of comparable sales.
- Review and analyze historical financial statements and lease agreements.
- Lead acquisition process for deals under contract by providing oversight and management of due diligence processes, which includes but not limited to:
- Negotiation of LOIs and Purchase Sale Agreements.
- Act as primary point of contact to the Seller’s party.
- Ensure key dates and deliverables are met.
- Preparation of investment summaries, proposals, committee memoranda.
- Market Lease Assumptions and Financial Underwriting.
- Assist with closing coordination.
- Assist with fundraising and investment committee packages.
- Maintain detailed customer relationship management for brokers and owners.
- Maintain Deal Pipeline and Database.
- Communicate with company accountants.
- Communicate and collaborate with the property management division for project turn-over.
- Communicate and collaborate with development for project turn-over for development projects.
Job Qualifications:
- Minimum of 3-years commercial real estate experience.
- Director of acquisition experience preferred but not necessary.
- Excellent interpersonal skills that allow for the development of positive, long-term business relationships.
- Strong analytical skillset.
- Established network of industry relationships.
- Strong writing and presentation skills.
- Ability to work entrepreneurially and to approach investment opportunities from an owner's perspective.
- Ability to manage multiple transactions simultaneously.
- Ability to evaluate opportunities to determine if opportunities fit within company criteria for investment.
Work Environment:
Travel will be required.
