This position reports to the property manager.\n\nPrimary Responsibilities Include:\n\nAssign and assist with apartment service requests, ensuring all work orders are logged accurately and completed promptly\nManage vacant apartments, ensuring timely preparation for new leases\nMaintain the grounds by keeping them free of debris and trash\nProvide excellent customer service to residents\nHandle electrical, plumbing, appliance repairs, installations, and replacements in a professional manner, meeting industry standards. Tasks include:\n- Electrical circuits, switches, receptacles, breakers, and light fixtures\n- Appliance repairs and installations (stoves, refrigerators, washers, dryers)\n- Plumbing repairs (toilets, sinks, vanities, disposals)\n- Caulking, minor carpentry, window screens, and blinds\n- Interior and exterior doors, minor painting, drywall repair\n- Bulk trash removal (including appliances)\n- Clearing drains and sewer lines up to 4'\n\nRequirements:\n\nIn-depth knowledge of maintenance repair and service\nRequired apartment maintenance experience\nStrong leadership and management skills\nHVAC Certification preferred\nAble to lift 40 pounds and climb ladders\nEffective written and verbal communication skills\n\nAbility to work weekends as required
