Inventure is seeking an on-site Associate Property Manager to oversee the day-to-day operations of a 5-building commercial complex located at 3300 County Road 10, Brooklyn Center, MN 55429. This complex houses approximately 190 tenants, primarily on month-to-month leases. The Associate Property Manager will serve as the primary on-site contact and ensure long-term tenant satisfaction by delivering exceptional customer service, managing operations, coordinating maintenance, handling tenant relations, leasing, and overseeing rent collection.
Administrative:
• Answer work email and requests timely
• Responsible for building portfolio correspondence to and from clients, tenants and vendors
• Ensure all property files are prepared and maintained per operational standards, including leases and contracts
• Help maintain and update property contacts spreadsheet (ie. vendor & tenant contact information)
• Monitor Certificates of Insurance for vendors and tenants
Financial:
• Assist with the annual budgets for assigned properties and ensure properties operate within budget
• Review monthly operating reports and explain budget variances with property management team
• Assist in the review of the operating expense reconciliations
• Manage accounts receivable and follow up with tenants to ensure timely payments
• Review delinquencies and help direct course of action for collection
Client Services:
• Act as the primary point of contact for tenants, addressing concerns promptly and effectively
• Manage move-in & move-outs, including coordinating inspections and handling necessary paperwork
• Visit tenants regularly and maintain a positive, productive, and professional relationship
• Consistently communicate with tenants and be a resource and problem-solver
Operations:
• Regularly inspect and evaluate all building equipment, systems, and grounds to ensure that the appearance and operation of the company's properties meet company standards.
• Identify maintenance needs and follow through with coordination of repairs from bidding process through completion of work.
• Develop and maintain emergency procedures and preventative maintenance programs for all buildings
• Execute or manage approved capital expenditures.
• Oversee the work order system to ensure that tenant service calls are handled to 100% customer satisfaction.
• Negotiate contracts with key outside contractors to provide services as required. Ensure that work performed by contractors is performed timely and appropriately and with applicable liability/insurance coverage.
Leasing and Marketing:
• Assist in the marketing efforts for the property
• Coordinate showings with prospective tenants, ensure vacancies are in show-ready condition per company standards
• Evaluate prospective tenants to ensure they meet leasing standards
• Draft new leases and ensure full execution by both Landlord & Tenant
• Lead the annual renewal process for all existing tenants
• Analyze the competitive set to ensure that the properties are at market rate
QUALIFICATIONS:
• 2 years of property or building management experience handling customer service and administrative issues related to real estate management
• Familiarity with managing budgets and reporting
• Familiarity with capital and tenant improvement projects
• Proficiency in MS Office. Experience with Sage or Yardi strongly preferred
• Excellent verbal and written communication skills
• Ability to interpret documents such as leases, safety rules, plans and specifications, operating and maintenance instructions, and procedures manuals
• Strong written and verbal communication skills (clear, concise, and confident) with the ability to manage internal and external relationships
• Self-motivation, determination, and initiative in a team environment
• Strong work ethic
• Ability to work both autonomously and in a team setting
• Demonstrate a high attention to detail

• BA or BS in Finance, Real Estate, Business Management preferred
Salary : $50,000 - $60,000
