Salary and Benefits:
$100k - 125k plus with performance bonus based on experience

Essential Functions include:
The Director of Residential Management (Rental) is an executive level leader who may serve on the company's Leadership Team, and is responsible for the profitability, risk management, and overall operations of the Rental Department. The Director supervises a team of Rental Property Managers, who manage single family homes, townhomes, attached housing, condominiums, and multi-family apartment communities in Oregon and Washington. The Director helps develop and guide policy implementation and oversee the financial performance of the department, along with managing a small portfolio of investment properties. The Director fosters strong relationships between clients, Property Managers, administrative staff, and other team members, ensuring that client-specific needs are met while upholding consistent performance standards. This position also plays a critical role in dispute resolution, regulatory compliance, and improving long-term client relationships. The Director of Residential Management is responsible for adherence to all company policies and procedures, and includes but is not limited to the following duties and functions:
- Analyzes rental department metrics such as occupancy rates, revenue, and expenses to ensure profitability and identify growth opportunities.
- Develops and implements strategies to enhance performance, optimize pricing, and control costs, while providing regular updates and recommendations to senior leadership.
- Provides mentorship and guidance to rental team members, fostering a high-performance culture and supporting professional growth.
- Conducts regular team meetings, coaching sessions, and performance reviews to address skill gaps, recognize achievements, and ensure alignment with company goals.
- Organizes and facilitates ongoing training programs to keep the team informed on industry trends, compliance updates, and best practices.
- Monitors leasing activities across all properties, ensuring adherence to all local, federal, and state regulations and companies' policies to ensure efficiency in tenant screening, leasing, and documentation.
- Collaborates with Property Managers to develop marketing strategies for vacancies, reduce downtime, and meet occupancy goals.
- Ensures timely and professional handling of all client and resident concerns, escalating and intervening when necessary to resolve issues effectively.
- Implements and enforces protocols for communication and service standards, fostering satisfaction and retention among clients and residents.
- Works with the Director of Accounting Services to ensure that departmental audit findings are regularly reviewed and all necessary steps taken to ensure compliance with policies and procedures.
- Works with the Director of Maintenance to ensure departmental mutual cooperation and effectiveness in handling clients maintenance needs.
- Monitors state, local, and federal regulations to maintain compliance, and provide team training to minimize risks.
- Serves as the primary liaison between senior management and the rental team, communicating organizational goals and expectations clearly.
- Serves as the primary point of contact for their property owners within their portfolio, maintaining professional relationships and trust.
- Provides regular updates on property performance, financial reports, leasing activities, and market trends to support informed decision-making.
- Ensures property managers' effective collaboration with clients to develop property goals, budgets, and strategies, address concerns, and offer proactive solutions.
- Ensures all communications are timely, transparent, and aligned with company standards and policies.
- Responds promptly to owner inquiries, resolving concerns professionally and effectively.
- Acts as a liaison between owners and tenants as needed to address conflicts and maintain positive relationships.
- Guides owners on regulatory compliance and best practices in property management.
- Incorporates owner's feedback to enhance service quality and meet expectations.
- Monitors account retention and report outgoing client feedback to ensure any areas of concern are addressed in a timely manner.
The Director of Residential Management position will evolve, and additional duties and responsibilities may be revised/added as business needs dictate.
Experience
A proven track record with supervisory experience leading, coaching, and mentoring a team, and meeting financial performance and KPIs is required.
5 years of direct supervisory or leadership experience, or equivalent experience preferred.
5 years of Property Management in residential property management is preferred.
Bachelor's degree or equivalent experience preferred.
WA Real Estate License required, OR Real Estate License preferred.
Certified Property Manager (CPM), preferred, Accredited Residential Manager (ARM), required, and may be obtained while in position and must be completed when first class is available. A Residential Management Professional (RMP), Master Property Manager (MPM) or Certified Apartment Manager (CAM) is preferred.
