Reporting directly to the Chief Operating Officer, the Revenue Manager will play an integral role in driving company growth by streamlining back-office operations and providing management with the analytical support needed to make key business decisions. Essential Duties & Responsibilities:
Beyond developing strategies to maximize revenue, other specific functions and duties of the position include, but are not limited to:
- Develop and implement dynamic pricing models to optimize revenue based on market demand, competitor analysis, and historical data.
- Process periodic rate increases to existing customers based on proven strategies.
- Monitor and manage facility occupancy levels, implementing strategies to ensure maximum utilization of available space.
- Drive value and support operations to optimize lease up properties to stabilization.
- Conduct thorough market research to identify trends, opportunities, and threats, providing actionable insights to inform revenue decisions.
- Analyze customer segments and tailor pricing and promotional strategies to meet the diverse needs of our customer base.
- Explore and implement technology solutions to streamline revenue management processes, including revenue management software and data analytics tools.
- Collaborate with District and Store Managers to consistently evaluate, review and update competitors as necessary.
- Devise, revise, and implement strategies as needed across the portfolio, custom tailored to market.
- Work closely with cross-functional teams, including operations, marketing, and finance to align revenue management strategies with overall business goals.
- Generate regular reports on key performance indicators, providing in-depth analysis and actionable recommendations.
- Proactively identify opportunities for improvement in revenue management processes and contribute to the development of best practices.
- Build relationships cross-functionally to foster collaboration both inside and outside the operations team.
- Explore and recommend opportunities for process improvement.
- Lead ad hoc operations projects.
- Perform other duties as assigned.
Experience:
- Bachelor’s degree in Business, Finance, or a related field; or equivalent work experience.
- 4-6 years of experience in revenue management, pricing strategy, or related roles; self storage industry experience a preferred.
- Strong analytical and quantitative skills, with proficiency in data analysis tools.
- Strategic mindset with the ability to think critically and anticipate market trends.
- Familiarity with revenue management software and technology solutions, Veritec a plus.
- Excellent communication and collaboration skills.
Physical Requirements:
- Duties performed in a standard, indoor office environment.
- Be stationary for prolonged periods of time.
- Stooping, bending, twisting, reaching and repetitive motion may be required in completion of job duties.
- Must be able to lift 10 pounds.?
