Summary: The Leasing Manager is responsible for the leasing, marketing and maintaining of positive resident relations of leased residential properties.

 

Essential Duties and Responsibilities include the following. Other duties may be assigned.

1. Manages the overall leasing and discovery process and resident experience.

2. Ability to execute local marketing programs and advertising strategies.

3. Coordinates property viewings, follow-ups and updating of contact management database.

4. Provide thorough tours of the community and units to prospects and their families.

5. Manage, update, and organize the CRM database on a daily basis.

6. Ensure model and vacant units are in appropriate conditions for prospect viewing.

7. Markets all rental listings through open houses and individual showings.

8. Coordinates and schedules lease applications and adheres to compliance requirements.

9. Organizes resident files and coordinates move-in processes.

10. Dedicated to meeting company standards and goals, open to feedback and review.

11. An exceptional ability to form relationships with staff, residents, and their families to grow resident satisfaction and occupancy and cater to resident needs.

12. Works closely with all departments.

13. Possesses an inherent desire to help others and make a difference in the lives of the people they encounter every day.

Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education/Experience: 5 years’ experience in a leasing or marketing role in Senior Living Communities or other residential housing environments, 3 years’ as a manager or supervisory role. Bachelor's degree (B. A.) in business, marketing, communications or other related field is preferred. High school diploma or general education degree (GED) required.

Language Ability: Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, financial statements, or governmental regulations. Ability to interpret reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public.

Math Ability: Ability to calculate figures and amounts such as discounts, interest, commissions, profits and losses, proportions, percentages. Basic Math skills in addition, subtraction, multiplication, and division.

Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Computer Skills: Microsoft Office Suite, Email. RESMAN, YARDI, ONSITE experience strongly preferred. Must be able to quickly adapt to new online, web-based programs used in the day-to-day management.

Certificates and Licenses: North Carolina Real Estate License, preferred but not required

Supervisory Responsibilities: This position has no supervisory responsibilities.

Work Environment: The individual in this role will work in an office environment most of the time and regular in-person attendance is an essential function of this role. The individual will also frequently be required to walk and stand throughout the residential community, greeting and speaking with residents, employees, and vendors daily. The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. The employee must regularly lift and /or move up to 10 pounds, frequently lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception and ability to adjust focus.
