The Maintenance Supervisor is responsible for supervising maintenance technicians and contractor/vendors in the day-to-day maintenance operations of an assigned rental portfolio, with regards to work order procedures and processes. This role helps ensure that the overall physical aspects of the properties and the customer maintenance experience meet the Company’s established standards and applicable laws. This position will devote a large amount of time driving to properties within the assigned region.

Essential Job Duties and Responsibilities

  • Supervise team of maintenance technicians and vendors to ensure work order duties are performed to company standards

  • Work closely with a dispatch team to ensure team of maintenance technicians are appropriately scheduled for processing work orders in large geographic areas

  • Ensure maintenance work performed is correctly tracked by technicians in appropriate systems of record in accordance with company administrative policies

  • Review and approve scopes of work and pricing for contracted repairs up to approval threshold and ensure appropriate approvals have been given before work is performed

  • Meet with residents to resolve issues/escalations and ensure repairs are completed satisfactorily

  • Act as technical expert to guide maintenance technicians in completion of repairs

  • Provide direct field support, as needed, to maintenance technicians

  • Train technicians in administrative procedures, repair techniques, and company policies

  • Liaise with property staff to develop an effective, proactive team which works together to achieve property-level investment objectives

  • Report and monitor maintenance deficiencies and equipment failure trends

  • Ensure technicians utilize and adhere to preventive maintenance programs and processes

  • Attend company-provided training for supervision and individual development

  • Comply with all Company National Practices, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws

  • Perform other duties as assigned

Education and/or Experience

  • High School diploma or equivalent

  • Minimum 5 years of previous experience in property management maintenance, other rental property maintenance or related trade is required

  • Minimum of 1 years’ experience as a supervisor

Skills/Specialized Knowledge

  • Advanced knowledge and experience in at least four of the following: Carpentry; Plumbing; Electrical; HVAC; Appliance Repair

  • Ability to read, write, understand, and communicate in English

  • Ability to use a personal computer and has working knowledge of Microsoft Word and Excel, as well as computer tracking systems

  • Ability to use general office equipment, such as telephone, fax machine, printer, copier

  • Excellent customer service and interpersonal skills; ability to relate to others

  • Intermediate verbal and written communication skills

  • Strong organizational and time-management skills

  • Ability to perform basic mathematical functions

  • Ability to read and comprehend budgets

  • Comprehension of federal fair housing laws and any applicable local housing provisions

  • Ability to multi-task

  • Ability to make quick and effective decisions

  • Ability to analyze and resolve problems

  • Ability to cope with and defuse situations involving angry or difficult people

  • Ability to negotiate, influence and gain consensus

  • Ability to successfully delegate

Required Licenses or Certifications

  • Current driver license and automobile insurance

  • May require one or more of the following certifications: EPA Type I and II, CPO certification (pool)

  • Other licenses and/or certifications as required by state law

Other Requirements

  • Must maintain professional appearance.

  • Ability to be at work on a regular and consistent basis; Overtime may be required for this position.

  • Must comply with all safety regulations, including the use of back brace, safety goggles and gloves when appropriate

  • Ability to work weekends and non-traditional holidays

  • Must be reachable at all times via phone or pager, except during approved time off

  • Must be available to work on-call or when needed due to staffing shortages

  • Must provide basic hand and power tools

  • Some travel may be required

Physical and Mental Demands

  • Standing, walking, and/or sitting for extended periods of time

  • Frequent climbing, reaching, and use of fingers

  • Moderate stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearing

  • Sustains substantially recurring movement to fingers, hands, wrists, legs, and feet

  • Ability to lift and/or move an excess of 50 pounds or more

  • Ability to use standard maintenance equipment

  • Ability to operate assigned equipment and vehicles

  • Ability to verbally communicate to exchange information

Work Environment

  • Indoor and outdoor field environment

  • Exposure to atmospheric conditions

  • Travel from site to site

  • Work and/or walk on various types of surfaces

Salary Range

$53,175.00 - $92,170.00
