Part-time maintenance worker (approximately 10 hours per week) needed for a small commercial building in the Village of Larchmont. Part-time maintenance worker (approximately 10 hours per week) needed for a small commercial building in the Village of Larchmont. Must be available to work 2 hours daily, Monday through Friday, and be on call for emergencies. Duties and responsibilities include, but are not limited to, the following:
- Inspect the building and notify Property Manager of any issues – non-functioning exterior lighting, blocked exits, tenant problems. Coordinate with the service provider (e.g., plumber, roofer) when necessary.
- Ensure all exterior doors close and positively latch and that the elevator is functioning properly.
- Ensure the door timer is functioning properly (become proficient at setting and utilizing the timer).
- Ensure hallway, basement, and emergency lights are operational- replace bulbs as necessary.
- Ensure all lavatories are clean and in working order. Coordinate with cleaning service to ensure same.
- Make sure gates on all trash containers are closed and secured properly. If there is debris on the ground surrounding the garbage dumpsters, remove it.
- Ensure there is no debris in the parking lot and on the sidewalks
- If debris from the tenant, address it with the Property Manager or tenant
- Make sure hallways and lobbies are clean.
- Walk the basement, sweep as necessary (including stairs), check for leaks, check boiler room sump pumps, etc.
- Ensure basement lighting is operational; if necessary, change bulbs.
- Conduct water meter reads (4) per month, sent to the utility consultant via email.
- Walk vacant units, ensure smoke detectors are operational, lights are off, space is secure, heat is set at min temp in winter, etc.
- Handle tenant issues, lightbulbs, ceiling tile replacement, and occasionally open vacant space for showing.
- Basement storage area – ensure they are neat and orderly; if not, notify the tenant and property manager.
- Issue warning stickers to non-permitted cars in the parking lot, and if necessary, have vehicles towed off the lot.
- Ensure all roof drains to the street are clean and free of snow.
- Be available and on call in the event of an emergency
- Ad hoc projects as assigned
- Must be able to walk the building, inside and out, in all weather conditions
- Must be able to lift and carry up to 50 lbs
