The Director of Physical Plant is primarily responsible for monitoring and analyzing cost effectiveness and completion of service/repair requests, department projects/programs that require maintenance support and assist on over-all preventive maintenance of life support equipment for electrical power, chilled water, domestic hot water, heating, cooling, ventilation, and the water distribution system. Analyze and identify technical and procedural ways to improve the effectiveness of operational procedures on the facility maintenance management and prepare appropriate reports. Perform technical, similar, related or logical assignment as may be directed by the Administrator.

Education and Training

  • Must be familiar with current applicable standard, codes, labor laws, etc.
  • Must be able to read, write, and speak the English language in an understandable manner.
  • Must possess the ability to make independent decisions when circumstances warrant such action.
  • Must possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel, and the general public.
  • Must be of good moral character.
  • Must be knowledgeable of physical plant operations practices and procedures, as well as the laws, regulations, and guidelines governing physical plant functions in the long-term care facility.
  • Must possess leadership ability and willingness to work harmoniously with and supervise professional and non-professional personnel.
  • Must have the ability to plan, organize, develop, implement, and interpret the programs, goals, objectives, policies, procedures, etc., of the Plant Operations Department.
  • Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of plant operations areas, must perform regular inspections of resident rooms/units for order, safety, and proper performance of equipment.
  • Must have patience, tact, cheerful disposition, and enthusiasm, as well as be willing to handle residents based on whatever maturity level they are currently functioning.
  • Must possess the ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices.
  • Must possess the ability to plan and carry out programs in repair, new constructions, and equipment installation.
  • Must be willing to attend and participates in continuing educational programs designed to keep you abreast of changes in your profession as approved by the Administrator.

Skills and Abilities

  • Must have relevant experience in Physical Plant/Facilities Maintenance, knowledge of various construction and building maintenance trades such as HVAC, electrical, plumbing and heating, and structural maintenance, mechanical engineering, engineering technology, or related field with an emphasis on facilities management; extensive knowledge and experience in project management
  • Must be familiar with the utility distribution systems, ability to prepare requests for bids and negotiate contracts.
  • Must demonstrate ability to read and understand building drawings/blueprints, architectural plans, and operational and maintenance manuals; excellent organizational, analytical, written, and verbal communications skills, and proven ability to work with a diversity of individuals and groups across departments are required.
  • Must have five (5) years of experience in facilities maintenance and/or construction or closely related field is required. Exposure in energy management, mechanical systems design, and electrical systems design would be an advantage.
  • Must have the ability to manage budgets, along with strong organizational, communication, and interpersonal skills.

Must be able to perform the essential duties of the job. Must have the ability to read and comprehend all written instruction and documentation associated with job. Must work effectively with multifunctional team.
