Position Overview: As our Head of Property Inspection and Turn Services, you'll lead the complete lifecycle of apartment unit turnarounds, combining deep construction expertise with financial acumen. You'll be instrumental in our property transformation process, managing everything from initial inspections to final project completion. This role demands someone who can maintain high standards while working under pressure and meeting aggressive deadlines.
Core Responsibilities: Your expertise will drive our success through:
- Conducting thorough move-in/move-out unit inspections with precise attention to detail
- Creating comprehensive material and cost estimates for products, services and labor while balancing quality with efficiency
- Managing the complete make-ready process while maintaining strict timelines
- Building and maintaining strong relationships with company vendors and contractors
- Managing bids from vendors and contractors
- Using bid data to analyze cost trends and identify opportunities for process improvement
- Generating detailed performance reports and maintaining accurate project documentation
- Leveraging technology platforms to drive innovation and operational excellence
- Required Qualifications: The ideal candidate brings:
- 10 years of multi-family property maintenance or construction experience
- 5 years of project, construction, and/or building inspection expertise
- Proven success in construction cost estimation and vendor management
- Proficiency in property management software, Excel, and digital procurement systems
- Strong financial analysis and accounting skills
- Experience using technology to drive operational improvements
- Valid driver's license and reliable transportation
