Iskalo Development Corp. is actively seeking a “hands-on” Vice President of Asset Management to manage the leasing, property management, and marketing activities for the Iskalo real estate portfolio.

KEY OBJECTIVE OF POSITION:
To maximize the performance and economic value of the property portfolio through effective management of, and engagement within, the Company’s leasing, property management and property marketing/communications activities.
RESPONSIBILITIES SUMMARY:
- Be an effective leader and manager of the property management and leasing team members including mentorship, recruitment, accountability, retention, completion of performance reviews etc.
- Undertake regular property visits to ensure orderly operation of property performance and appearance.
- Manage new lease and lease renewal procurement including direct engagement in negotiation of lease agreements, as appropriate.
- Manage the timely completion of annual property budgets and expense reconciliations; review monthly/quarterly YTD financial reporting for properties for early identification and problem solving of potentially problematic trends or issues in financial performance.
- Ensure timely, effective and efficient delivery of property management, leasing and marketing activities.
- Active engagement in portfolio insurance procurement as well as coordination/management of claims.
- Implement and maintain a “make-ready” protocol whereby available suites are prepared for leasing (or re-leasing) on a timely basis.
- Direct the implementation of all owner-approved capital improvement projects.
- Closely monitor rent collections and take such measures as appropriate to cause timely payment of Rent by tenants. Directly engage, as appropriate, with those tenants with overdue balances to bring accounts current.
- Review and evaluate property assessments and property tax bills for accuracy and fairness; initiate assessment challenges as appropriate.
- Stay abreast of forward pricing trends for gas and electric commodity rates; manage/negotiate gas and electric commodity contracts, as appropriate.
- Ensure that all potential lease transactions are consistent with owner objectives and the prevailing market condition; related thereto, stay abreast of current market conditions in order to understand the competitive position of respective portfolio properties.
- Engage directly with tenants as necessary to ensure positive customer relations.
- Provide regular updates on asset performance and financial reporting to ownership.
- Be a visible and accessible point of contact for tenants.
QUALIFICATIONS:
- Minimum 4-year college degree or higher
- Minimum 15 years of experience in leasing/sales, property management and real estate administration.
- Excellent verbal and written communication skills
- Experience in contract negotiation, including lease negotiation
- Ability to manage/juggle multiple priorities
- Solid experience in preparation and review of real estate budgets and proformas
- Frequent travel to Iskalo property sites required
- Expected work hours – as required for the position (45-50 hours)
Job Type: Full-time
Pay: $125,000.00 - $175,000.00 per year
