What are the responsibilities and job description for the Maintenance Technician Apartment position at Island Club Apartments?
Responsibilities: Serves as maintenance technician for the community and is responsible for cleaning and up keep of community and grounds. Monitors, identifies and communicates problem in every phase of maintenance of the building(s), including areas of carpentry, electrical work, HVAC, plumbing, mechanic, painting, patching, general hardware, other minor building repairs and cleanliness. Makes recommendations, performs repairs, replacement maintenance and implements preventative maintenance as established by company procedures and guidelines. Performs porter and janitorial activities.
Additional Responsibilities:
On call availability for emergencies and projects as assigned by manager.
Maintains a safe and secure environment throughout the community.
Assess repair needs and estimated time needed for repairs (including evaluating problems to determine whether or not professional assistance for further instruction is need in order to complete tasks/repair.)
Maintains all mechanical systems to include heat; cooling and ventilation.
Maintains all electrical systems, to include lighting, office equipment, and general association requirements.
Maintains all plumbing systems. Learns the location of all shut off valves.
Policing property for debris, changing of light fixtures and bulbs, vacuuming hallways, cleaning of compactor rooms, mechanical rooms, trash rooms, common areas.
Completion of daily work orders
Inventories and informs manager of needed janitorial and maintenance supplies. Keeping shop and storage areas in a clean orderly manner.
Assist in preventative maintenance schedule
Turnovers/Punchlist
Complete Work Orders in a timely manner
Record and report unusual and irregular conditions to manager.
Maintains all cleaning solutions in accordance to OSHA and update SDS Binder as needed'
