JOB SUMMARY: Executive Director (ED) leads IHT and is responsible for successful implementation and oversight of all aspects of running the organization, including development, external relations, governance, and general management. Capable of executing the vision and future focus of IHT. The ED reports to the Board of Directors through the Board President. In consultation with the Board, the ED sets the direction and tone of IHT, manages the staff, implements strategic plan initiatives, and represents the organization to the public. Works closely with partners and local and state governments to advance IHT’s mission.
RESPONSIBILITIES:
Administration
· Oversee and manage IHT staff, ensuring adequate training opportunities and tools and strong morale.
· Oversee strategic planning process, providing updates to the Board of Directors.
· Coordinate implementation of organizational goals, policies, and initiatives authorized by the Board of Directors
Financial Management.
· Oversee all fiscal management for the organization.
· Work closely with the Finance Committee.
· Provide and review quarterly financial reports.
· Oversee annual audit process and coordinate FC review with auditors.
· Review financial policies with the FC annually.
Fundraising
· With the Director of Advancement and Development Committee, establish fundraising goals and strategies to achieve those goals.
· Coordinate strategies and initiatives to raise funding needed to support established operating budget goals, project expenses, and campaign goals.
· Assist in identifying, cultivating, and maintaining relationships with major donors through proactive positive communications.
· Provide project and budget information for grant proposals and reports, as needed.
Project Development and Management
· Research new projects and oversee project selection.
· Manage purchase and sale closings, including land lease documents.
· Provide resource information to mortgage lenders and appraisers.
Outreach
· Oversee public relations, advocacy, and marketing strategies.
· Advocate on behalf of the organization and year-round housing.
· Provide mentoring assistance to housing trusts and/or communities looking at creating year-round housing solutions.
· Build, cultivate, and nurture alliances with strategically aligned and/or like-minded organizations, municipalities, and state/federal agencies.
Governance
· Work with several Board committees, including the Executive Committee and the Governance and Nominating Committee, to set direct guidance on all aspects of the organization.
· Recommend internal and external policies, programs, and courses of action for the Board of Directors’ consideration.
· Support and work with the board in major gift fundraising and recruitment of new board members.
· Harness the strength of an engaged and committed Board of Directors to assist board members in setting strategic goals and enhancing human and financial resources to assure continued growth and success.
QUALIFICATIONS AND EXPERIENCE
· Significant executive level experience in the nonprofit or for-profit sectors, including working closely with the Board of Directors and project partners, managing a high-functioning staff, and managing and reporting on financial and organizational accomplishments and/or needs.
· Significant fundraising experience, including direct major donor relationships.
· Solid knowledge of real estate development, housing finance, housing policy, and community development.
· Bachelor’s degree in relevant field or equivalent experience.

This full-time position offers a competitive salary in the range of $100,000–$120,000, along with benefits including health insurance and retirement contributions.
