About the Role
The Construction Manager will oversee industrial park development, build-to-suit projects, container storage and ISO development, industrial energy systems development, acquisitions of strategic assets and companies, and management of the institutional portfolio of assets. Responsibilities will primarily involve management of the development process from land purchase to construction closeout. The Development manager will assist in managing the design and permitting process, procuring general contractors, managing development budgets, payment processing, and managing construction projects with Schedule and Budget goals. The Development Manager will report to the Managing Development Director.
Responsibilities
- Manage multiple capital improvement projects for our clients at any given time.
- Source, engage and manage contractors, third party consultants including planners, surveyors, engineers, architects, and other applicable professionals.
- Manage and coordinate all aspects of each project, including the design, permitting, budget, schedule, operational needs, procedures, client standards, sustainability design, QA/QC program requirements, tax credits, and other specific project requirements.
- Manage online contract document management systems with strong focus on change order and pay application processing.
- Review, understand, and manage procedures for handling changes to the contract documents, project schedule changes, invoices and pay applications, change orders, substitutions, etc.
- Develop and manage the overall CPM Master Development Schedule.
- Lead the procurement process for consultants and general contractors(s).
- Review contractor proposals (inclusive of Assumptions and Clarifications, Estimates, Organizational Charts, etc.) to accurately evaluate fairness and completeness of scope relative development objectives.
- Lead value engineering process in conjunction with the General Contractor, Owner, and Design Team.
- Coordinate with the Architect, Contractor, Owner, and other project team members to meet the project objectives and resolve issues.
- Monitor construction progress and project conformance with the design plans.
- Assist with communication and correspondence with local, county, and state government officials as required to achieve development objectives.
- Coordinate Punchlist and Closeout procedures.
Qualifications
- Bachelor’s degree in construction management, construction/building science, engineering or architecture and design is required.
- 5 years’ experience and expertise in new construction, renovation/rehab, development, and industrial construction is required.
- Ability to review and comprehend construction documents.
- Experience with project management software, Yardi, Autodesk Build, BlueBeam and Microsoft Office Suite with a strong emphasis on Excel.
- Proven ability to manage multiple projects at different stages of renovation/construction.
- Experience reviewing and identifying critical details from lease documentation.
- Understanding of legal contracts, AIA documents, and other related construction draw forms.
- Ability to communicate effectively with all project stakeholders.
- Must possess a highly developed acumen in problem solving, communication, organization, and business analytics.
- Excellent oral and written communication skills with owners, consultants, and construction professionals.
- Excellent analytical skills and demonstrated success at building team relationships and partnerships across organizational lines.
- In depth understanding of the development process, including design management, permitting, construction process, etc.
- Able to work with a minimum of supervision – must be highly motivated and self-directed.
- Willingness to participate in an entrepreneurial environment and assist with company growth.
- Experience in industrial real estate development and infrastructure projects.
- Ability to work collaboratively in a fast-paced environment.

Pay: $90,000.00 - $120,000.00 per year
