Apartment Complex Property Manager
As a Property Manager, you’ll oversee 3a large apartment complex in the Canandaigua area and oversee the property’s operations to ensure that exceptional service is delivered to all residents and the property is meeting its financial goals. The Property Manager is responsible for the organization of the office, completion of leases, and maintaining outstanding tenant relations. The Property Manager should be capable of effectively communicating with property staff and vendors while achieving leasing goals.

Responsibilities include:
- Organization and functionality of the building office
- Oversee resident and community relations
- Documenting and monitoring of all lead generation
- Scheduling and conducting tours with leasing prospects
- Coordinating immediate follow up with each prospect after tours
- Creating Leases for tenants
- Manage the financial activities of the property including rent collection, expenditures, and budgeting
- Responsible for responding to and working to resolve tenant concerns and complaints regarding eligibility, rent and leasing violation issues in order to maintain tenant retention
- Be knowledgeable of Section 8 programs
- Manage tenant turnover related to move in and move out
- Monitoring and posting on social media
- Oversee all properties day-to-day operations
- Supervision of office and maintenance staff
- Conduct physical inspections of the properties
- Manage late notices and evictions
- Oversee that every property in well maintained inside and outside
- Ensure monthly occupancy goals are met
- Flexible and capable of multi-tasking and shifting properties as needed
- Assist in identifying opportunities to improve overall Net Operating Income
- Review and approve all invoices, monitor accounts receivable and take appropriate action
Requirements:
- College degree preferred; High School diploma required
- Property Management: 3 years
- Proficiency in word processing, spreadsheets, and social media
- Experience using Buildium or other management software strongly preferred
- High energy, self-motivated individual with entrepreneurial spirit
- Strong communication and networking skills
- Excellent integrity and customer service
- Ability to relate to others and work through disputes while maintaining professionalism and poise
- General understanding of student financial aid is preferred, not required
