You will be held accountable for the overall success of the business by managing and overseeing the daily operations, leasing, property curb appeal and maintenance, expense management, sales and marketing initiatives, rent collections, project management, and more! This is a full-time position that will require both on-site and remote availability, to meet and fulfill company and/or site-specific objectives/expectations, while achieving your predetermined and targeted goals!It is imperative that you closely review this information prior to applying or submitting your resume. required.ADMINISTRATIVE:Must maintain the general appearance, upkeep, and repair of clubhouse, model/vacant homes, common areas, and all other property assets.Follow-up and document all daily interactions with residents, prospects, vendors, management, etc. to ensure superior property/tenant oversite and management.Maintain and update all internal records including: lease files and/or important documentation in accordance with company policies and procedures, and ensures accuracy, completion, and appropriate filing/documentation as required.Conducts ongoing audits to ensure compliance and accuracy of all leasing documents, bookkeeping records, expenses, important information/files, etc.Reviews rental applications and timely communicates to prospects regarding approval or denial in compliance with company and housing guidelines and laws.Delivers notices timely and in compliance with company policies and procedures.Oversees third party vendors and maintenance personnel while onsite, to ensure appropriate invoicing, project completion/accuracy, and professionalism.Reports all liability and property incident or concerns immediately to direct supervisor.Ensures that the property has all required permits/certifications and they are current and posted if required.Oversees sales and lease process, to include: move-ins and move-outs, processing/screening applicants, auditing rent roll/system for errors or inconsistencies, creating lease documents, home sales, etc.Ensures all required daily, weekly, monthly, quarterly, and yearly tasks, deadlines, and reports are submitted accurately and in a timely manner.Conducts routine/weekly property inspections and site visits to identify service needs, enforce cleanliness and safety standards, and ensure Park rules and regulations are being followed.Monitors/completes any property improvement projects and repairs to ensure quality documentation, project results, timely completion, and to provides updates in real-time.FINANCIAL:Explicit Expense Management and Oversite: Daily invoice and expense entry, report reviews and audits, financial statement reconciliations, and proper forecasting for current and future needs.The Property Manager is responsible for reviewing and monitoring the fiscal year budget and accurately reporting/communicating variances, establishing additional revenue streams, and ending the year with a favorable Net Operating Income.Ensure all rents are collected when due and daily follow-through on delinquencies until resolved/collected.Ensure charges are accurately posted to resident ledgers for accurate invoicing and budget oversite.Ensure proper and timely handling/scheduling of evictions and/or surrendered homes.Must have the ability to make quick financial decisions while weighing many variables.Generate additional income sources through identifying creative and cost-effective solutions, increasing occupancy, decreased delinquency, and additional fee/violation collection.Review financial statements to measure and understand the Properties current position and determine future needs and/or areas needing improvement.Responsible for the oversite and management of onsite maintenance projects and repairs, to include: ensuring vendor/contractor has appropriate insurance requirements, obtain review and propose project plan to upper management for review, challenge estimates, source new vendors, obtain and cross-reference multiple proposals, submit proper documentation to Accounting and/or upper management (permits, etc.) as needed, oversee project timeline, and report updates/issues to upper management.RESIDENT EXPERIENCE AND ENGAGEMENT:Maintain a positive, unbiased demeanor and provide superior customer service, follow through, and follow-up with all residents, prospects, and applicants alike during each and every interaction.Create and maintain lasting relationships with your residents to enhance the quality of life and create positive change throughout the community.Conduct inspections with residents upon requests and during move-in/move-out or when otherwise determined necessary.Ensure all communications are professional and per the company’s expectations (ie. texts, emails, phone calls, voicemail call backs, property newsletters/distributions, and social media marketing initiatives).Complete the required Resident Initiatives and Engagement expectations to include resident events, bi-monthly community giveaways, referral program, etc.Work with tenants to collect rent, enforcing rules, and to solidify renewals and referrals, to aid in the overall success of the community.Conduct monthly day and night property inspections, to ensure lights, signage, roadways, common areas etc. are clean, safe, and maintained to company standards and expectations.Manage service request processes and follow up with residents to keep them informed and up to date.Decrease vacancy loss and turn costs: Review all notice to vacates or potential home sales to determine the cause of move-out, identify if the resident can be saved/renewed, and work with them as necessary to remain within the community.MARKETING INITIATIVES:Communicate frequently and consistently with the Marketing team and your direct supervisor to plan for upcoming vacancies, advertising and promotion initiatives, events, and submit Marketing Plans as required.Maintain awareness and report any market/industry conditions and/or trends that can negatively impact the business - devise plans as needed.Ensure all advertisements (publications, websites, social media outlets, etc.) are current, accurate, and attractive, and in compliance with branding and standards.Contribute and collaborate on new ideas for marketing initiatives and improving our resident experience/satisfaction.Inspects "market ready" vacancies and marketing signage to ensure cleanliness and company standards are met for showings.Address negative website rating comments as required.
