Job Description
We are seeking a highly skilled and experienced Site Manager to oversee the day-to-day operations of our apartment complex.
Key Responsibilities:
- Leasing Activities
- Respond to inquiries from potential residents
- Show vacancies and provide information about available units
- Comply with HUD, RD, and LIHTC regulations regarding income certifications and other documentation
- Maintain waiting lists and screen applicants according to established guidelines
- Conduct regular marketing and advertising outreach in the community
- Rent Collections
- Collect and post security deposits and rent received in a timely manner
- Collect late rents and issue applicable notices
- Ensure bank deposits are made immediately and reported to the corporate office
- Administration
- Maintain a positive customer service attitude and ensure office hours are met
- Enforce lease agreements and house rules
- Live on site and provide emergency on-call coverage (if applicable)
- Property Maintenance
- Supervise maintenance staff and work performed
- Monitor and/or supervise contracted services and vendors
- Perform daily inspections of the overall curb appeal of the property
- Record-Keeping/Reporting
- Maintain accurate accounting records, including tenant ledgers and petty cash
- Ensure quarterly calendar activities are conducted
- Communicate challenges affecting operations to the Regional Manager
