The Site Manager is responsible for all property operations and conducting business in accordance with company policies and regulatory agency requirements. They will communicate challenges to the Regional Manager and conduct regular marketing/advertising outreach in the community. Key responsibilities include leasing activities, rent collections, and property maintenance. The Site Manager will also ensure lease/tenant files are formatted properly, collect and post security deposits and rent, and issue applicable notices. They will supervise maintenance staff, conduct move-in/move out inspections, and perform daily inspections of the property. The Site Manager will also maintain accurate accounting records, communicate challenges to the Regional Manager, and report liability and property incidents to Corporate office immediately. They will provide a monthly formalized summary of building operations and meet with tenants for informational purposes. The Site Manager will also be responsible for disaster/emergency preparedness planning and will be provided a free rental unit if required to live on-site. Requirements include a high school diploma or equivalent, experience in LIHTC property management, and knowledge of Microsoft Office Suite and Property Management software. The Site Manager will also need to have basic knowledge of bookkeeping, certification or training in property management, and knowledge of local, state, and federal safety regulations and building codes. They will also need to have a background in supervision and a successful track record of accomplishments.
