Job Description:
The Regional Maintenance Supervisor will play a crucial role in ensuring the efficient and effective maintenance of J G Companies multifamily properties. This candidate will be responsible for driving best practices and processes, assisting in creating/revising/implementing a new process structure as it relates to safety, recurring maintenance, annual planning, and budgeting to ensure all properties’ physical condition is well-maintained, satisfying ownership and management’s objectives.
This role is very process oriented and will be responsible for implementing corporate maintenance policies and procedures and confirming that all policies and procedures are maintained by property maintenance teams through proactive and routine property visits working alongside the Regional Property Manager for this portfolio.
Key Responsibilities:
- Lead, mentor, and manage the Maintenance for above properties.
- Foster a culture of excellence, accountability, and continuous improvement/training.
- Prioritize preventive maintenance, inspections, and cost-effective repairs.
- Review EPA, Cap X and snow logs for accuracy and compliance.
- Assist and review turn of units, utilizing the turn dashboard on Appfolio
- Assist and review work orders and maintain the completion of them within 48 hours, with the exception of Emergency situations 24 hrs.
- Monitor expenses, identify cost-saving opportunities and share with the Regional.
- Ensure the properties above comply with local, state, and federal regulations related to safety and maintenance.
- Develop and implement emergency response protocols to address emergencies promptly and effectively.
- Prepare and present regular maintenance reports to Director of Maintenance and VP of Renovations and Maintenance.
- Assist in reducing turnover with Maintenance Team
- Enhance Employee engagement and skill/training development.
- Encourage open communication and create a positive workplace.
- Other duties assigned by Director of Maintenance and/or VP of Renovations and Maintenance
- Promote cross-training among maintenance technicians to ensure that team members have a broad skill set.
- Collaborate with Regional Property Manager to create and manage maintenance budgets for each property.
- Monitor expenses, identify cost-saving opportunities, and ensure adherence to budgetary constraints
- Establish and maintain relationships with maintenance contractors and service providers.
- Negotiate contracts, monitor performance, and ensure cost-efficient service delivery.
- Prepare and present regular maintenance reports to senior management, highlighting key performance metrics.
- Analyze data to identify trends, areas for improvement, and cost-saving opportunities.
- Identify potential future leaders within the team and create career development paths for them.
- Support team members in pursuing promotions or assuming higher responsibilities as opportunities arise.
The Regional Maintenance Supervisor will collaborate and work alongside the Regional Property Manager to continuously prioritize team development, that contributes not only to the growth and success of individual team members but also to the overall effectiveness and efficiency of the maintenance department.
