Job Summary:
The Leasing Agent/ Property Manager must have experience with leasing both residential and commercial properties. Ability to organize all necessary information for a large number of rental properties including but not limited to: contracts, finances, expenses, maintenance, and tenant relationships a must.
Supervisory Responsibilities:
- Assist in scheduling/managing in-house handyman.
Essential Duties and Responsibilities:
- Diligent in advertising vacant properties and finding tenants in a timely manner.
- Must be able to provide non-traditional marketing options on difficult to rent properties.
- Meeting with potential tenants, showing the property, assessing tenant applications, and conducting background checks.
- Arranging leasing agreements and properly filing all pertinent documents.
- Responsible for generating financial and occupancy reporting in AppFolio.
- Responsible for reporting the property’s financial, occupancy, and expiring lease statuses to landlord monthly and on an as needed basis.
- Ability to perform comparable analysis to determine rent recommendations.
- Establish and maintain good relationships with tenants by making sure tenants are cared for while also making sure they uphold their responsibilities towards landlord by enforcing rental terms.
- Collecting rent and property fees.
- Must be knowledgeable of NC State Laws regarding Landlord/Tenant relationships and be able to see through the eviction process, from start to finish, in both the commercial and residential spaces.
- Responsible for overseeing maintenance and upkeep of all properties with a focus on getting the best service from our subs and vendors at the best cost possible.
- Carry out administrative tasks for the homebuilding company including answering phone calls, scheduling meetings, ordering supplies, filing, and typing, as needed.
- Provide guidance to in-house handyman on property management related projects.
- Perform other related duties as assigned, when needed.
Qualifications
Required Skills/Abilities:
- Interpersonal savvy with strong communication and presentation skills.
- Well organized with excellent time management skills.
- Competence with computer software and relevant property management software. AppFolio a plus.
- Excellent team player with the willingness to work beyond the scope of typical property management tasks and responsibilities.
- Valid Driver's License and clean driving record.
- Schedule must be flexible to accommodate tenants moving in and moving out. May include some evenings and/or weekends with hours in excess of 40 hours per week when needed.
- Ability to take ownership of the entire leasing process from tenant move out, property turn, listing, re-leasing and tenant move in.
- Experience with “staging” properties a bonus, but not required
- Bi-Lingual English/Spanish a bonus, but not required
- Property management certification and or Real Estate Lic. a bonus, but not required
- Ability to remain flexible and efficient in a fast-paced environment.
- Ability to effectively multitask while analyzing and solving problems.
Education and Experience:
- High school diploma or general education degree (GED).
- At least two years of experience as property manager or leasing agent.
Physical Requirements:
- Prolonged periods sitting at a desk and working on a computer.
- Ability to stand, walk, bend, and perform some travel.
- Must be able to lift up to 50 lbs., pushing and pulling abilities.
