Position Description:

The Assistant Superintendent reports to the Superintendent on the construction project. The qualified person will have commercial construction experience and the ability to plan, communicate, direct, supervise, and troubleshoot common issues that arise on a construction site. The Assistant Superintendent, at the direction of the Superintendent, directs the activities of J.M. Cope employees and subcontractors performing work at the site to meet or exceed safety standards, schedule milestones and quality benchmarks. This is a working position in which the Assistant Superintendent will assist in the self-performed scope of work.


Qualifications/Experience:

  • High school diploma or equivalent.
  • Construction Experience: 5 years (Preferred)
    Ability to read and evaluate architectural/MEP drawings and relevant contract documents
  • Thorough understanding of construction codes and working knowledge of all trades and OSHA safety requirements
  • Flexible and adaptable in various situations and when interacting with many different personalities.
  • Excellent time management skills with a proven ability to meet deadlines.
  • Ability to adapt to the needs of the organization and employees.
  • Ability to prioritize tasks, excellent organization skills and attention to detail.
  • Maintain a safe construction site
  • A working knowledge of Microsoft Office, especially Excel
  • Ability to operate an iPad, phone, and email.
  • First Aid/CPR a plus
  • Procore and SiteDocs experience a plus
  • Equipment operation certifications for equipment required on assigned project
  • The ability to communicate effectively both written and oral. 
  • Good listening skills – the ability to listen effectively and receive feedback from the employee perspective without passing judgement.
  • Minimum of 30-hour OSHA and other J.M. Cope required training.
  • Basic hand tools are required, such as: Tool belt, hammer, speed square, tape measure, rebar tie tool, pliers, etc.
  • A good team player, self-confident, motivated, and independent.
  • Dedicated team building, interpersonal, decision making, problem solving and negotiating skills needed.
  • Candidates must possess a strong work ethic.
  • Background check and Driver’s License required


Essential Duties and Responsibilities:

  • Monitors and logs with photos conformance to quality plan; manages deficiencies and works to compliance.
  • Ability to confirm accuracy and quality of subcontractor work.
  • Works directly with outside contractors responsible for inspecting the work to verify its overall quality.
  • Manages punchlist to completion.
  • Inspects site daily for conformance to safety standards and takes measures to maintain conformance. Performs required safety audits.
  • Performs start-up orientations for subcontractors.
  • Maintains required records per J.M. Cope safety policies.
  • Performs required inspections in Site Docs.
  • Effectively directs the work of employees and subcontractors to meet or exceed schedule and quality requirements.
  • Effective written and verbal communication skills with workers, superiors, subcontractors, and clients.
  • Keeps superintendent informed without surprises.
  • Willing and able to teach people how to execute tasks efficiently and correctly.
  • Participates in sub-meetings and safety meetings as required.
  • Develops and monitors short term schedules. Assists with 3-week look ahead schedule.
  • Assists in monitoring and expediting long lead material orders.
  • Assists superintendent in managing work conformance to the project schedule.
  • Assists with schedules and coordinates daily subcontractor activities.
  • Has basic understanding of schedule software and can navigate as such.
  • Assists with layout of building, digging footings, and overseeing scope of getting building out of the ground.
  • Assists with site office set-up and project utilities
  • Willing and able to perform hands-on work side-by-side with subordinates to ensure work gets done on time and within budget.
  • Anticipates problems and takes necessary corrective measures.
  • Identifies and documents problems and risks and notifies project team
  • Understands the Daily Report significance and can accurately complete daily reports and daily progress photos.
  • Understands the project’s subcontracts, contract attachments and purchase orders.
  • Ability to recognize and communicate the difference between subcontract scope of work and scope changes.
  • Assists superintendent and project manager to manage project costs and ensure profitability.
  • Understands the budget for general conditions and direct material and labor.
  • Assists superintendent and project manager with monthly pay application process.
  • Adheres to all J.M. Cope Policy & Procedures
  • Performs other duties, actions and responsibilities as needed.

 

Physical Requirements:

  • This is a full-time position. Typical days and hours of work are Monday through Friday, 7:00 a.m. to 3:30 p.m. as well as, evening and weekend work that may be required as job duties demand.
  • Prolonged periods of walking job site. Must be able to stand, walk, sit, reach, climb, squat, kneel and bend. 
  • Occupation requires physical activity most of the day.
  • Must be able to lift 50 pounds at times.
  • Able to travel as needed.
  • Must be able to visit multiple job sites if needed.
  • While performing the duties of this Job, the employee is regularly exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; fumes or airborne particles; outside weather conditions; extreme cold and extreme heat. The employee is occasionally exposed to toxic or caustic chemicals, risk of electrical shock and risk of vibration. The noise level in the work environment is usually loud.
