What are the responsibilities and job description for the Vice President - Upstate Market position at J.M. Cope, Inc?
The VP of the Upstate Market will plan and coordinate all aspects of the construction process, including overseeing the management of projects, from managing the hiring contractors to working with engineers, architects and vendors in the Greenville office. The The VP of the Upstate Market will work with early-career project managers, project and field engineers, superintendents, and other construction management professionals and support career development activities. Full performance responsibility for a project or group of projects, including but not limited to: financial oversight, construction quality, ensuring owner satisfaction, safety performance, oversight of quality metrics and quality performance, oversight of subcontractor selection, subcontract terms and subcontractor relations, oversight of project documentation and project schedule, and risk management.
Qualifications/Experience:
- High school diploma or equivalent.
- Bachelor's degree (B.S./B.A.) from an accredited four-year College or University in business, engineering or construction management and 8-10 years related experience, or an equivalent combination of education and experience
- Advanced knowledge of the construction industry and construction operations principles is required.
- Ability to build relationships and collaborate within a team, internally and externally.
- Strong leadership, management, computer skills, ability to work with confidential information, and attention to detail is required.
- The ability to communicate effectively both written and oral.
- Good listening skills – the ability to listen effectively and receive feedback from the employee perspective without passing judgement.
- Ability to manage budgets, maximize profitability, and generate future work
- Demonstrated track record of successful completion of projects from start to finish
- Good team player, self-confident, motivated, and independent.
- Ability to perform work accurately and completely, and in a timely manner.

Essential Duties and Responsibilities:
- A good portion of time should be spent focused on building the Upstate/Greenville office working to uncover sales opportunities, onboard new clients and manage your construction team.
- Building and developing your project team. This includes appraisals, as well as, “One on One Meetings” where the PM or APM meet with the SR PM to discuss various topics such as growth, issues, etc.
- Visiting construction sites to check on progress and identify/solve problems
- Providing internal and external coordination and collaboration with project partners and stakeholders, effectively communicating at all levels.
- The position requires considerable judgment and latitude in performing job duties and is expected to function effectively with minimal to moderate direct supervision.
- Lead and assist in developing and implementing The Cope Way.
- Work with the leadership team in reviewing and laying out the strategic vision of J.M. Cope, Inc. Leading and assisting with the implementation of these the strategies.
- Assists management with strategy development; develops and supports company-wide initiatives, best practices and policies within the work program.
- Builds and maintains long-term relationships with new and existing target clients to build new business opportunities and cultivate repeat wins.
- Coaching and consulting for assigned projects with functional responsibility for the project team.
- Assumes an influential leadership role in community and industry relationship building through networking, representing the organization on boards and serving as the face of the organization to help promote the interests of the company.
- Builds close relationships with the subcontractor community to develop long-term partners.
- Participates in preconstruction discussions with clients at a leadership level. Leads internal team and collaborates with external partners to develop contractual obligations, such as estimates, schedules, staffing plan and business plan.
- Oversees and assesses all components of project review throughout the lifecycle of the project to ensure contractual obligations are met and to hold team members accountable to all expectations.
- Leads, supports and promotes a culture of diversity and inclusion within J.M. Cope, Inc.
- Participates in the sales process, presentations and key marketing activities. Develops strategies to secure maximum margin and revenue. Leads contract review and negotiation to obtain preferred terms and conditions, mitigate risk and secure maximum margin and revenue.
- Guarantees that all work is performed in accordance with approved manuals, internal policies and procedures, contract documents, and good practices.
- Meet with J.M. Cope Leadership Team to develop company wide-wide strategy, direction, and problem solving. This team consists of the CEO, President, VP of Operations, VP of Preconstruction, Controller and Director of HR
- Performs other related duties as needed.
Business Development:
- Participates in the business development process including client contacts, relationships, proposals, presentations, and negotiations for selected projects.
- Actively communicate with owner/clients, subcontractors, architects, and organizations to obtain feedback on J M Cope, Inc.’s performance and effectiveness. Represent J. M. Cope's needs and develop strong working relationships throughout our markets.
- Always Represent J.M. Cope, Inc with the utmost integrity.
- Assist in the development of project procurement documents for various delivery methods, including Design / Bid / Build, Design / Build, and other innovative project delivery methodologies.
- Proactively develop a network of owners, clients, architects, etc. in order to secure and maintain relationships for additional opportunities for J.M. Cope, Inc.
Physical Requirements:
- Prolonged periods of sitting at a desk and working on a computer.
- Must be able to lift 15 pounds at times.
- Must be able to visit job sites.
