HVAC TECHNICIAN
This is a full-time, year-round position within the Facilities & Safety Department, reporting directly to the Maintenance Manager. As an HVAC Technician, you’ll utilize your expertise installing, servicing, and maintaining a variety of HVAC systems in commercial settings, as well as working on refrigeration equipment such as fridges, freezers, and ice machines. A key focus will be on ensuring customer satisfaction, safety, and comfort. The ideal candidate will be patient, organized, and skilled at problem solving. Additionally, you’ll assist with general building and grounds maintenance tasks as needed. The position requires a 40-hour work week, Monday through Thursday, with occasional schedule adjustments depending on campus needs. The standard hours for this position will be Monday through Thursday from 7:30 AM to 5:30 PM. After-hours and overtime may be necessary.
WORKING CONDITIONS:
Duties are performed on campus and off-site as needed. Working effectively and collaboratively in a team environment is a must. Working conditions are as follows:
Working indoors and outdoors is required. When working outdoors, you will be subject to inclement weather. The work will be strenuous at times and will include lifting heavy objects, climbing ladders and stairs, operating lift equipment, maneuvering in tight and awkward spaces, and standing, bending, sitting, reaching, crouching, stooping, and kneeling for long periods of time. Risks include injury from falls, burns, electrical hazards, cuts, and exposure to inclement weather. Workers must follow strict safety procedures to avoid injuries.
This is a non-exempt, full-time, regular position.
WAGE RANGE: $30 - $35 Per Hour
The job posting includes the expected hiring wage range while the full wage scale for this position can be calculated by starting with the hiring range and increasing the wage three percent annually over the duration of employment. Increase in wages depends on approval of an annual budget and is not guaranteed.

MINIMUM QUALIFICATIONS:
- Five (5) years of experience as an HVAC technician in installation and service work.
- 06A Electrical License.
- EPA Universal Certification.
- Documented experience installing and servicing various HVAC equipment such as: boilers, heat pumps, cooling towers, chillers, roof top package units, mini splits, water source geothermal heat pumps, ERV, VRF, and DDC controls.
- Excellent written, verbal, and interpersonal communication skills.
- Proficient in operating a computer and using technology.
- Must have a valid driver’s license and an acceptable driving record.
- Must be willing to consent to a drug test.
- Must be able to read, speak, and effectively communicate in English.
PREFERRED QUALIFICATIONS:
- Certificate of completion from an accredited career school in Heating, Ventilation, Air Conditioning & Refrigeration.
- NATE Certified.
- Documented experience with automated building controls.
- Documented experience with Microsoft Outlook, Word, and computerized database programs.
KNOWLEDGE, SKILLS & ABILITIES:
- Consistent attendance and the ability to work well with others.
- Understanding of the basic operation of commercial HVAC/R equipment.
- Knowledge of equipment installation and layout requirements, including ductwork and fittings.
- Ability to read wiring diagrams and troubleshoot HVAC equipment.
- Strong analytical skills and attention to detail.

- Excellent customer service skills and a commitment to exceeding customer expectations.
- Ability to work in tight spaces such as mezzanines, small closets, and crawl spaces.
- Capable of lifting up to 50 pounds and moving heavier items as needed.
- Occasionally able to work at heights of 15 feet or more.
- Good visual acuity, with the ability to focus on close and distant objects and perceive depth and peripheral vision.
ESSENTIAL JOB FUNCTIONS:
- Install, monitor, inspect, maintain, troubleshoot, and repair a variety of HVAC systems or integral parts of mechanical equipment such as boilers, heat pumps, cooling towers, chillers, roof top package units, mini splits, water source heat pumps, DDC controls, refrigerators, freezers, ice machines, etc.
- Maintain a detailed database of the school’s HVAC systems to track equipment, preventative maintenance, and repair records.
- Assess HVAC systems for efficiency, performance, and reliability. Suggest repairs or replacements, create project plans, and identify utility incentives to help support campus operations, occupant comfort, and energy efficiency goals.
- Read and understand floor plans and technical diagrams to make sure building systems like HVAC, electrical, and plumbing work properly. This includes identifying system parts, knowing their layout, and using the diagrams to do inspections, maintenance, and repairs when needed.
- Collaborate with vendors to obtain equipment quotes, discounts, project bids, and warranty claims.
- Oversee HVAC contractors working on campus from the beginning to the end of the project, to ensure goals are met and work is done properly. Communicate with contractors about any changes, concerns, or issues with their work to avoid extra costs, delays, or unfinished tasks.
- Quickly and professionally address HVAC concerns like temperature issues, airflow, noise, odors, leaks, and system alarms. Communicate clearly with occupants to meet their needs and maintain a comfortable learning and working environment.
- Oversee the inventory of HVAC tools and chemicals to ensure the necessary resources are available for the role and to support the operation of HVAC systems.
- Collaborate with faculty to lead, direct, and oversee HVAC students during the removal and installation of HVAC equipment on campus to ensure the safety, performance, and outcomes desired.
- Install copper refrigerant lines, pull vacuums on refrigerant systems, solder, and braze.
- Install and program various thermostats and run low voltage communication wire.
- Design, fabricate, and install various ductwork and duct fittings to ensure proper sizing, flow, and connections.
- Properly connect gas lines to heating equipment.
- Perform start-ups on heating and cooling systems, and other components to ensure proper operation.
- Remove and recycle old equipment, properly recover and recycle refrigerant, and dispose of trash.
- Perform building and grounds maintenance tasks as needed.
- Adhere to standard operating procedures, laws, and regulations to ensure safety and compliance.
- Skillfully operate, maintain, and repair a diverse range of manual and power tools, ensuring all equipment is used safely and efficiently.
- Load, unload, and deliver shipments using a forklift, pallet jack, and hand truck.
- Remove snow and ice from parking lots, sidewalks, and buildings, during and after business hours using shovels, snow blowers, and plow trucks, repeatedly and for prolonged periods of time.
- Perform event set-up and clean-up.
- Secure facilities, equipment, and property as required.
- Respond to FMX requests in a prompt and courteous manner.
