Position Summary:
The Maintenance Technician provides support and is accountable for delivering on our commitments to our residents. This includes quality move-ins, residential satisfaction, expedited service, and personal attention to the resident. The Maintenance Technician/Porter responds to our resident's service needs and is instrumental in helping the property deliver superior customer service to our residents.
Duties and Responsibilities:
· Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas,), fitness equipment, and waste management systems.
· General maintenance of currently occupied apartments, involving basic troubleshooting, appliance repair, electrical work, and plumbing experience
· Assists in conducting routine and periodic community inspections to identify safety and risk management concerns, keep the community in good repair, and communicate concerns about the physical needs of the community to management.
· Diagnoses problems and repairs in the areas of electrical, plumbing, and appliances.
· Work directly with residents and team members to diagnose, assess, and repair issues.
· Correct plumbing issues.
· Communicates and reports directly to the Maintenance Supervisor and Community Director.
· Covers the Maintenance Supervisor’s off time and rotates on-call duties.
· May perform painting projects ranging from full interior painting of property units to minor touch up and repair of walls and woodwork.
· Maintains the grounds, common areas, and amenities.
· Completes assigned work orders generated from resident requests for service, routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with
· Established policies, procedures, safety standards, and code requirements.
· Completes the make-ready process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch' list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, preventative maintenance, and inspecting completed work.

Basic Qualifications:
· High School diploma or equivalent.
· Attention to detail and commitment to our residents.
· Minimum of four to six years of experience in property management maintenance or equivalent experience.
· Must have EPA certifications Type I and II or Universal for refrigerant recycling.
· Pool certification
· Professional certification in plumbing, HVAC, or electrical repair (preferred).
· Experience with a variety of construction disciplines.
· Have dependable transportation to and from work.
· On-call and after hours required.
· Employees must have all certifications as required by State and Local jurisdictions.
· Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices.
· Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, employees, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving guest problems
