Our multi-disciplined team performs assessments of existing buildings to diagnose performance issues and structural damage. Next, we provide repair scopes and design documents to effectively restore buildings. Then, we provide bidding and pre-construction services, work closely with contractors, and provide contract administration to guide owners through the repair process. We specialize in residential and commercial building envelope work ranging from apartments and condominiums to commercial and high-end residential.

ABOUT THE ROLE

The Project Manager III (PM3) is responsible for managing complex building envelope projects and leading multidisciplinary teams to achieve successful project outcomes. This role involves oversight of the entire project lifecycle, including planning, execution, and delivery, while ensuring strict adherence to industry standards, client expectations, and budgetary requirements.

The PM3 manages multiple projects simultaneously, collaborating with engineers, architects, and designers to deliver high-quality solutions. A key responsibility is mentoring and supporting junior project managers, fostering leadership and accountability within the team. The PM3 serves as a technical expert and primary point of contact for high-value projects, leveraging advanced communication, problem-solving, and organizational skills to ensure client satisfaction and project success.

KEY ROLE AND RESPONSIBILITIES

1. Project Leadership & Execution :

  • Lead and manage the full lifecycle of large-scale building envelope consultation projects, ensuring that projects are completed on time, within scope, and on budget.
  • Develop comprehensive project plans, including detailed schedules, budgets, resource allocations, risk management strategies, and quality control processes.
  • Coordinate with clients, contractors, architects, and internal teams to ensure alignment and successful execution of project deliverables.
  • Oversee technical assessments, design reviews, and compliance with relevant building codes and industry standards.

2. Team Management & Mentorship :

  • Supervise and mentor a team of junior project managers, engineers, and technical staff, providing guidance and professional development opportunities.
  • Foster a collaborative and results-driven team environment, ensuring effective communication and accountability across all levels.
  • Conduct regular performance evaluations and offer constructive feedback to help team members meet their professional development goals.
  • Delegate responsibilities appropriately while maintaining overall control of project success metrics.
  • 3. Client Relationship Management :

  • Serve as the primary point of contact for high-level client engagements, ensuring client satisfaction and timely resolution of any issues or concerns.
  • Build and maintain strong, long-term relationships with clients, key stakeholders, and partners, acting as a trusted advisor on building envelope solutions.
  • Facilitate stakeholder meetings and presentations, providing regular project updates, risk assessments, and proposed solutions for any scope changes.
  • 4. Financial Management :

  • Manage project budgets, ensuring that all financial targets are met and that expenditures are within approved limits.
  • Conduct regular financial reviews to ensure profitability and identify cost-saving opportunities.
  • Ensure accurate project invoicing and timely billing to clients, coordinating with the finance team to manage project financials.
  • Identify and address budget variances and resource allocation challenges.
  • 5. Risk Management & Problem Solving :

  • Anticipate and proactively manage project risks, including technical, financial, and logistical issues, ensuring mitigation strategies are in place.
  • Lead troubleshooting efforts for technical issues related to building envelope components (roofing, waterproofing, cladding, insulation, etc.), making informed decision to minimize impact on project schedules and quality.
  • Resolve escalated project challenges swiftly, maintaining project momentum and ensuring minimal disruption.
  • 6. Quality Assurance & Safety :

  • Implement and maintain rigorous quality assurance processes to ensure all project deliverables meet or exceed industry standards and client expectations.
  • Ensure that all project activities comply with local, state, and national building codes and safety regulations.
  • Conduct site inspections and oversee quality control efforts throughout the project lifecycle, ensuring consistent application of standards and practices.
  • QUALIFICATIONS

    Education & Experience

  • Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related field is preferred
  • Minimum of 5-7 years of project management experience, with at least 3 years specifically in the building envelope or construction consulting industry.
  • Proven experience managing staff and leading project teams in a technical or construction-focused environment.
  • Technical Skills

  • Comprehensive knowledge of building envelope systems, including roofing, waterproofing, cladding, insulation, and fenestration.
  • Advanced proficiency in project management tools and software (e.g., HubSpot, BQE).
  • Thorough understanding of local, state, and national building codes.
  • Experience in sustainability practices (e.g., LEED accreditation or energy-efficient building methods) is preferred.
  • Leadership & Communication

  • Strong leadership, coaching, and mentorship skills with a proven ability to inspire and develop high-performing teams.
  • Exceptional verbal and written communication skills, with the ability to engage clients, stakeholders, and internal teams at all levels.
  • Demonstrated ability to manage client expectations and build long-term relationships.
  • Problem Solving & Decision Making

  • Strong problem-solving skills, with the ability to anticipate and address potential project challenges before they escalate.
  • Proven ability to make informed, strategic decisions under pressure and in high-stakes situations with minimal supervision.
  • Strong financial acumen with experience managing project budgets and financial performance.
  • Preferred Qualifications

  • Construction Project Management Professional certification or equivalent is preferred.
  • Experience managing budgets and financial performance.
  • Familiarity with advanced building envelope technologies and materials .
  • WORKING CONDITIONS

    Work Environment

  • This position operates in a professional office setting, with the possibility of occasional remote work.
  • The role may require periodic travel to attend meetings, conferences, or events.
  • The employee may need to collaborate with other departments, external agencies, and vendors in both virtual and in-person settings.
  • Physical Requirements

  • Ability to travel and attend meetings at various offices and project sites as needed.
  • Must be able to perform site inspections.
  • Willingness and ability to perform observation and evaluation tasks in elevated and exposed conditions.

  • Prolonged periods of sitting at a desk and working on a computer.
  • Ability to use standard office equipment such as computers, printers, phones, and photocopiers.
  • Ability to lift and carry objects up to 50 pounds.
  • Visual acuity for reviewing detailed designs, reporting, and other analysis duties.
