Job Summary:
The Project Manager is a key figure in the project team, responsible for the overall success of a project. The individual must possess excellent leadership skills, as well as be able to successfully set, observe and re-evaluate project priorities frequently.
Qualifications:
- Degree or certification in construction, or related field
- At least five years of relevant experience as a Project Manager, preferably in interior, high-end commercial retail general contracting
- US Work Authorization required
Skills:
- Must have a proven record of managing projects in commercial spaces
- Must have strong client relations skills and a collaborative disposition
- Demonstrate proficiency in reading commercial construction plans and specifications
- Experience in coordinating and scheduling design and construction crews, foreman/superintendents, and clients
- Excellent written and spoken communication skills
- Proficient with Microsoft Office applications
- Cost control and scheduling experience
- Functions effectively as part of a team
Responsibilities:
- Responsible for overseeing the efforts of all project activities and personnel.
- Establish and maintain relationships subcontractors and clients.
- Meet budgetary objectives and notify upper management of issues.
- Acquire a thorough understanding of project requirements and objectives; review all project documents, including drawings, specifications, contracts, scope of work, and construction schedule.
- Manage projects as required for permits, governmental codes, and established construction standards.
- Prepare and issue project documents including progress reports, detailed project schedule updates, and financial/budget updates.
- Maintain the required job book (on Excel) and budget (on Buildertrend) that monitors and tracks progress, client contract and change orders and associated costs.
- Constant visits (every couple of weeks) to the project to monitor project status
- Perform project status reviews by monitoring project schedule, submittal/RFI logs and open items.
- Ensure punch list completion and Department of Buildings sign off.
- Organize and deliver project close-out.
