We are looking for a thorough Maintenance Technician that will perform maintenance tasks of great variety. A Maintenance Technician is a thorough professional with a practical mind and attention to detail. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines. The goal is to maintain the buildings and common areas in the best possible condition.
ESSENTIAL JOB FUNCTIONS:
The Maintenance Technician will perform repairs and upgrade that keep the interior and exterior of apartment communities. May perform electrical and plumbing repairs or may paint and do lawn maintenance work. May also be required to be on call for emergency repairs and work irregular hours when needed.
DUTIES AND RESPONSIBILITIES:
- Perform general maintenance duties to include: replacing door locks, caulking, patching drywall holes, painting and carpentry.
- Perform electrical duties to include: replacing faulty switches/outlets, ran new circuits, added switches and receptacles/breakers, installed time controls for flood lights on buildings and replace ballasts in light fixtures and installed new light fixtures.
- Respond to resident requests in a timely manner and with a professional attitude.
- Report any maintenance concerns on vacant units, models, common areas and clubhouse to the management.
- Assist the Maintenance Supervisor in maintaining inventory and inventory controls.
- Possess of basic tools required for proficient job performance.
- Oiling doorknobs, locks, hinges, and gates, as required.
- Repairing and unclogging toilets, sinks, bathtubs, showers, and exterior drains.
- Replacing carpets and wooden floors.
- Installing and repairing wires, plugs, and switches.
- Sweeping, mopping, and vacuuming floors in communal areas.
- Painting communal areas and exterior walls.
- Disposing of trash found in communal areas.
- Tracking inventory to ensure that you have adequate maintenance supplies.
- Ensuring that fire extinguishers, hydrants, alarms, and emergency exits remain in excellent working condition at all times.
- Unlocking apartments in instances where tenants have lost or forgotten their keys.
- Scheduling repairs that warrant special technical skills
Job Type: Full-time
Pay: $19.00 - $25.00 per hour
