We are seeking a TECHNICIAN to join our team of roving maintenance techs to serve our apartment communities and single-family residences. Properties are located primarily between Inglewood and San Pedro, with most properties located in Hawthorne and the Beach Cities. The ideal candidate will enjoy working independently and in teams. The ideal person for this position will be customer service oriented, have excellent communications skills, and be a team player.
Essential Functions
Help to support the Community Manager with the daily activities of the property’s maintenance team.Perform maintenance repairs throughout the property including the common area amenities, occupied units, and vacant units in preparation for new resident move-ins.Specializes in troubleshooting and repairs of HVAC, electrical, plumbing, carpentry, and general maintenance issues.Vacant units are to be completed within owner approved budgeted hours.Work closely with Community Manager discussing maintenance issues, problems, and solutions concerning their properties.Participate in monthly safety meetings and perform all work duties in a safe and efficient manner, in accordance with company safety policies and regulations.Clean and pick-up trash in common areas, which includes but is not limited to, amenities, driveways, parking lots, curbs, trash receptacle areas, exterior hallways, breezeways, laundry rooms, mailrooms, and any other public areas.Assist with preventive maintenance on equipment, electrical and plumbing systems, general maintenance, swimming pool(s), carpentry, dry wall, exterior structural and appliances.Help conduct monthly lighting inspections and replacement of lights where / as needed.Keep work areas, maintenance supplies, storage areas, and equipment clean and well organized.Report any inoperable vehicles on property, leaks, mold, injury, criminal activity to Community Manager and ensure incident reports are submitted immediately.All keys must be secured, and no keys can be taken home without authorization from JMC Property Management.Requirements :
Other Responsibilities
Assist office staff, as needed with posting notices on resident’s doors.Available for after hours emergency calls and / or on call scheduled work rotations. Respond quickly in the event of an emergency, notify Community Manager, and follow safety protocol.Assigned property can change based on needs of business.Perform other duties as assigned.Required Experience, Skills, and Abilities :
Be available to work Monday-Friday 8 : 30 a.m. - 5 : 00 p.m.Left 40-50 lbs.Ability to physically manage painting, pressure washing, blowing breezeways and parking lotsHave dependable transportation to and from workHave a strong work ethicBe a self-starterEnjoy working with others and able to take direction when neededMaintain a friendly and customer service-oriented approach withco-workers and customers

20-$23 / hour depending on experience
