- Schedule the project in logical steps and budget time required to meet deadlines.
- Determine labor requirements and dispatch workers to construction sites.
- Inspect and review projects to monitor compliance with building and safety codes, and other regulations.
- Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer.
- Negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.
- Obtain all necessary permits and licenses.
- Direct and supervise workers.
- Study job specifications to determine appropriate construction methods.
- Select and oversee workers who complete specific pieces of the project.
- Requisition supplies and materials to complete construction projects.
- Work with estimators to prepare and submit budget estimates and progress and cost tracking reports.
- Develop and implement quality control programs.
- Take actions to deal with the results of delays, bad weather, or emergencies at construction site.
- Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.
- Plan, organize, and direct activities concerned with the construction and maintenance of structures, facilities, and systems.
- Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out.
- Evaluate construction methods and determine cost-effectiveness of plans, using computers.
- Provide timely reporting to customer and owner representatives as specified by Janus Management.
- A minimum of 5 years project management experience.
- Bachelor’s degree in Construction/Business Management or related field preferred or equivalent direct experience.
- Experience in the development of scopes, budgets and schedules.
- Excellent written and oral communication skills. Proven ability to effectively communicate with all levels of management.
- Proficient in MS Office Suite of programs - Word, Excel, Outlook. Project.
- Must be highly mobile and willing to travel extensively as the workload dictates. Travel includes up to 4 days per week as directed.
- Minimum OSHA 10 certification.
- Bilingual – English/Spanish a plus.
- Regularly required to sit, stand, and walk
- Regularly required to walk around active construction sites and climb stairs in inclement weather
- Must be able to lift 50 lbs
