Project Manager
Roles and Responsibilities
The Project Manager (PM) reports directly to the Chief Operating Officer (COO). The primary role is to plan the construction of a project and oversee its progress along the way. The PM ensures work is being done properly, within the project timeline, within budget, and most importantly, work is performed within all OSHA safety standards.
Duties include but are not limited to:
Planning
- Review project estimates and be thoroughly knowledgeable of all contract documents as they relate to the estimating and construction of all Jax Dirtworks projects.
- Execute and manage all documents for compliance
- Review bids for contract compliance, final cost adjustments, strategy and pricing
- Set critical paths and understand timing of each phase of the project
- Complete job start checklist prior to commencement of work
- Issue subcontracts and purchase orders for each project
- Compliance with building codes & local authorities
Budget Management
- Financial planning
- After project buy-out, produce and monitor project budgets with accounting software (Construction Partner). Input quantities to produce weekly job cost reports. Analyze job cost reports to remedy cost overruns and maximize profit
- Review projects for potential cost savings throughout project
- Review invoices and approve partial and final payments to vendors and subcontractors
- Generate and submit timely monthly pay requests, including change orders to the owner of project
- Complete detailed monthly budget reports including billing report, cost-to-complete, work-in-progress reports and job cost reports each month for every project in conjunction with Pro Contractor
Scheduling
- Develop schedules and timelines for all projects. Schedules should be updated regularly and communicated to all stakeholders. Hold superintendents accountable for short term schedules that achieve the goals of the project schedules and timelines. Analyze and adjust equipment, manpower or subcontractors as needed
- Set benchmarks to ensure projects are completed on time and within budget
Communication
- Keep customers aware of progress and any issues that may arise
- Work with the CEO on strategic planning and developing goals and action plans
- Provide detailed project information to Superintendent for each project. Conduct Job Planning meetings to communicate all details of the project to field managers and foremen
- Create, track, negotiate and process change order requests with project owners
- Coordinate meetings with clients, city officials, superintendents
- Create and track RFIs, submittals, permits, logs, reports and all other correspondence
- Review and approve time sheets. Ensure all required paperwork is received in a timely manner from the field
- Serve as the Jax Dirtworks representative on all project related communication and decision making when working with owners, engineers or other interested parties.
- Manage superintendents for compliance with contract, budgets, schedule and Jax Dirtworks policies and procedures
- Complete close out package (as-builts, dedication, warranty, etc.)
- Any other AD Hoc items as needed.
Qualifications and Education Requirements
2 years minimum of Civil Construction Project Management
