We are a fast-growing construction firm managing two dynamic companies: a $50 million construction management firm and a $12 million concrete construction company.
Position Overview:
We are seeking a detail-oriented Estimator to join our construction team, specializing in retail, manufacturing, and industrial construction. The primary responsibility of this role is to compile and analyze subcontractor bids and pricing, ensuring the most competitive and accurate estimates and coverage for each project. Additionally, this role involves performing concrete take-offs for concrete on all projects. This position also plays a role in business development, supporting the company’s growth by identifying new project opportunities for both construction management and concrete construction, building relationships with clients and subcontractors, and contributing to strategic bidding efforts.
Key Responsibilities:
Subcontractor Bid Compilation & Pricing Analysis:
- Solicit, compile, and analyze subcontractor and supplier bids to ensure cost accuracy and competitiveness.
- Maintain a bid tracking system, ensuring all trade scopes receive adequate and timely pricing.
- Review subcontractors bid for scope completeness, exclusions, and discrepancies.
- Communicate with subcontractors and suppliers to clarify bid details, scope overlaps, and missing information.
- Ensure comparative bid analysis is conducted to select the best-value subcontractors.
Concrete Take-Offs & Bid Coordination:
- Perform detailed concrete take-offs, ensuring accurate quantities for foundations, slabs, and other structural elements.
- Work with our concrete division to obtain additional pricing and work up concrete bids for our staff to self-perform all concrete aspects of each project.
- Ensure concrete scope is accurately accounted for within the overall bid package.
Estimating & Cost Analysis:
- Assist in the preparation of cost estimates for labor, materials, and subcontracted work.
- Identify and analyze potential cost-saving opportunities while maintaining project integrity.
- Support project teams with budget tracking and forecasting during preconstruction.
- Create and utilize estimating software and build an estimating department that will handle all aspects of preconstruction services.
Subcontractor Prequalification & Relationship Management:
- Prequalify subcontractors, ensuring they meet company standards for performance, compliance, and financial stability.
- Maintain and expand the subcontractor database, ensuring a diverse and competitive bidding pool.
- Develop and maintain relationships with subcontractors to improve bid quality and project execution.
Project Collaboration & Communication:
- Work closely with project managers, procurement teams, and field staff to align bid estimates with project execution.
- Participate in pre-bid meetings and subcontractor negotiations to refine project costs.
- Provide value engineering recommendations where applicable to optimize budgets.
Industry & Market Analysis:
- Stay updated on market trends, material cost fluctuations, and labor rates to ensure competitive estimates.
- Monitor regional and national subcontractor pricing trends to improve bid accuracy.
Qualifications & Skills Required:
Education & Experience:
- Bachelor’s degree in Construction Management, Civil Engineering, or a related field (preferred) or equivalent experience.
- 3-5 years of experience in construction estimating, bid compilation, and subcontractor coordination.
- Experience in concrete take-offs and bidding is required.
Technical Skills:
- Proficiency in estimating software (Stackt is currently being utilized)
- Strong understanding of subcontractor bid analysis and cost comparison methods.
- Ability to interpret architectural, structural, and civil drawings accurately.
- Experience using subcontractor prequalification platforms
Soft Skills:
- Excellent analytical, problem-solving, and organizational skills.
- Strong verbal and written communication for subcontractor and client interactions.
- Ability to work independently and as part of a team in a fast-paced environment.
