What are the responsibilities and job description for the Multi-Site Apartment Maintenance Technician (72 Units) position at JCH Property Management Co., Inc.?
JCH Property Management is seeking an individual to oversee apartment and property maintenance at a 48 unit community located in Portland, TN and a 24 unit community located in Westmoreland, TN. The potential prospect would be able assist at other properties in the Middle Tennessee area on an as needed basis. Pay is based on experience, starting at $20.00 per hour, mileage reimbursement, and full benefit package including fully paid employee health insurance.
Must have maintenance experience, own transportation, valid driver’s license and own personal tools. Use of personal vehicle is required for travel between properties, purchase of maintenance supplies, etc.
Job Responsibilities Include but not limited to:
· Complete grounds work to maintain curb appeal and community appearance.
· Complete resident requested work orders as directed by Property Manager. This may include a variety of interior and exterior repairs of basic electrical, plumbing, drywall/paint, cabinetry, appliances, HVAC Systems, and general maintenance.
· Complete make-ready process of vacant apartments as directed by the Property Manager.
· Responsible for communicating property needs with Property Manager daily.
· Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.
· Responsible for on-call, after hour maintenance service. Must carry company provided cell phone as required for on-call, after hours emergency maintenance.
· Ability to work independently with little or no supervision, troubleshoot and problem-solve.
· Regularly required to stand, walk, climb stairs, sit, stoop, kneel, crouch, or crawl.
· Complete preventative maintenance inspections of apartments on a monthly basis with the Property Manager
· Must frequently lift and/or move up to 25 pounds and on occasions, move more than 50 pounds.
· HVAC knowledge and certification preferred
· Valid driver's license required. Must have reliable transportation and be able to commute between properties, pick up supplies as needed. Mileage reimbursement is compensated.
· Provide own personal tools.
· High school diploma or equivalent required.
