Property Manager - Affordable Housing

JDC Management, LLC is seeking an experienced full-time Property Manager to manage our apartment apartment communities, Cavalier Senior & Cavalier II in Petersburg, VA (146 units).

The ideal Property Manager must possess the following:

• Proven track record for maintaining high occupancy and collection rates as well as working within budgetary restrictions
• Experience marketing apartments and maintaining a high level of resident satisfaction
• At least 5 years of property management experience
• LIHTC (Low Income Housing Tax Credit)/Affordable Housing experience

Essential Duties and Responsibilities for Property Manager:

• Makes sure the office, leasing areas, and model units are clean, ready and open for business
• Resident relations
• Leasing, continual leasing rates of 98% occupancy is target goal
• Collects and post rents into OneSite
• Opens and closes maintenance work orders in OneSite
• Follows through on the policy for delinquent rents and evictions
• Files evictions at local court house
• Reviews reports daily (computerized or manual) used to track vacancy, notices, occupancy, etc. to ensure current information is being used and is correct at all times
• Reviews the rental applications for accuracy
• Responsible for lease renewals
• Supervises all phases of community-sponsored activities
• Inspects the property on a daily basis to make sure the curb appeal meets the high standards of our company
• Assist with unit and file inspections
• Responsible for generating traffic by implementation of marketing programs and advertising to help maintain occupancy of 98% to 100% at all times
• Other duties as assigned

Salary: Commensurate with experience

Job Type: Full-time

Pay: $60,000.00 - $65,000.00 per year

• 8 hour shift
• Monday to Friday
• Weekends as needed

Experience:

• LIHTC: 5 years (Required)
• OneSite: 3 years (Preferred)
• Multifamily Housing Property Management: 5 years (Required)
