Job Description:
JoyCo. Property Management is seeking a skilled General Contractor Laborer to assist with rental property maintenance, clean-ups, and renovations. This is an independent contractor (1099) position, requiring a dependable individual with experience in property maintenance and remodeling.
Responsibilities:Vacant Rental Properties (Make-Ready & Renovations)
- Perform property clean-ups to prepare units for new tenants.
- Mud, tape, and paint walls and ceilings as needed.
- Remove and install flooring, countertops, and cabinetry.
- Replace or repair doors, locks, and windows.
- Conduct general repairs such as drywall patching, caulking, and touch-ups.
- Inspect and troubleshoot plumbing issues (fix leaks, replace faucets, install sinks, etc.).
- Perform light electrical work (replace outlets, switches, light fixtures, and ceiling fans).
- Ensure appliances are properly installed and functioning.
- Remove trash, old furniture, and construction materials from rental properties.
- Conduct final walk-throughs to ensure unit is ready for tenant move-in.
Occupied Rental Properties (Tenant Work Orders & Maintenance Requests)
- Respond to tenant maintenance requests in a timely and professional manner.Repair leaky faucets, clogged drains, running toilets, and other plumbing issues.
- Replace or repair door locks, handles, and deadbolts.
- Troubleshoot and repair minor electrical issues, such as faulty outlets or broken fixtures.
- Conduct HVAC filter replacements and minor heating/cooling maintenance.
- Repair or replace damaged flooring, trim, or doors due to tenant wear and tear.
- Identify and report major repair needs that require specialist contractors.
- Perform seasonal maintenance, such as gutter cleaning, snow removal, and weatherproofing.
- Communicate with property management regarding job progress and completion.
- Ensure occupied units remain clean and damage-free during maintenance work.
Requirements:
- Must have reliable transportation (a trailer is a bonus but not required).
- Must be an excellent communicator and capable of meeting deadlines.
- Strong work ethic and reliability—if a project is due, it must be completed on time.
- Ability to follow work orders and communicate progress with management.
- Must be able to provide 1-2 professional references for similar work.
Tools & Equipment Requirement:
- Contractors must supply their own tools to complete assigned work orders.
- Essential tools include hand tools, power tools, measuring tape, drill, saws, wrenches, painting supplies, and basic plumbing/electrical tools.
- Contractors must also have reliable transportation to and from job sites. (Having a trailer is a bonus but not required.)
- Any additional materials or supplies needed for specific projects will be provided by JoyCo Property Management or reimbursed with prior approval.
Compensation:
- Pay based on project scope and experience.
- Contractors will be paid every other week by providing detailed invoices with work completed with addresses and time at job.
- Invoice timesheets are due every Friday and pay days are every other monday.
