JOB SUMMARY:
This position is a full-time exempt position. This position is primarily responsible for estimating, negotiating commercial construction and restoration projects, and settling construction proceeds through contract ratification on projects ranging from approximately $30,000-$30 million by performing the following duties.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Duties will include, but are not limited to:
- Working with the commercial project manager & their team throughout the entirety of the project.
- Visit new job property and document the full scope of repairs while onsite. This will include traveling to the jobsite location for a period of time.
- Interface with clients and Insurance Adjusters throughout the estimating phase.
- Coordinate and direct the estimating, and scheduling as they relate to the preconstruction phase of the project
- Participate in meetings with the owner, architect, and engineer including being available to review all aspects of the project and its budget and provide advice and counsel as needed
- Create the written estimate and quantity take offs for work. This may include using Xactimate, Symbility, or other estimating software as needed.
- Responsible for conceptual, schematic, design development estimates, GMPs (Guaranteed maximum price), and lump sum bidding
- Handle full negotiation of project through to estimate approval by client or insurance carrier.
- Attend and present at board meetings as needed to finalize the construction documents.
- Establish and maintain working relationships with vendors, subcontractors, and co-workers.
- Ensure that appropriate quality assurance/quality control processes are established and planned into project models
- Review all drawings and specifications and bring any issues to the attention of the architect
- Prepare construction contract.
- Conduct preconstruction review meetings
- Schedule and execute pre-construction meeting with client and Project Manager.
- Assist Project Management team in producing change orders and supplements.
- Must be able to travel to handle multiple projects at a time.
- May perform other duties as necessary or assigned
SUPERVISORY RESPONSIBILITIES:
This position has supervisory responsibilities that may be assigned in the future.

EDUCATION AND/OR EXPERIENCE:
Associates degree (A.A or A.S) or equivalent from a two-year college or technical school; 3 years related experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLS:
Must possess the ability to read and interpret plans and documents such as safety rules, operating and maintenance instructions, and procedure manuals. Demonstrate the ability to write routine reports, correspondence, and the ability to speak effectively to customers and/or employees of organization.
COMPUTER SKILLS:
To perform this job successfully, an individual should have knowledge of industry related software such as Xactimate & Symbility, and be able to “touch type” and be familiar with software like Microsoft Office Suite (Excel, Word, Outlook, etc.)
CONSTRUCTION EXPERIENCE:
To perform this job successfully, experience in the multifamily & commercial construction industry is essential. Prior experience in estimating projects would greatly improve chances for success at Jenkins Restorations.
REASONING ABILITY:
Possess the ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

The noise level in the work environment is usually moderate. Safety equipment is furnished.
TRAVEL REQUIREMENTS:
This position may require extensive travel in response to large commercial projects, as well as business development efforts. This will include spending time on site to manage large projects throughout the country, or other scenarios or opportunities deemed necessary and beneficial by your manager and/or Corporate Management.
Salary : $110,000 - $150,000
