Job Purpose: Jevin Investments is seeking a skilled and detail-oriented Independent Contractor to support the owner in managing and developing land in Pueblo, Colorado, while also providing personal assistance. This role involves overseeing high-level relationships with lenders, contractors, engineers, and other vendors to facilitate land entitlements and development for housing projects. You will navigate complex internal and external organizational landscapes, developing and implementing creative solutions for land planning, development, and business operations. As a direct representative of the owner, exceptional interpersonal skills are essential.
Duties and Responsibilities:
* **Day-to-Day Management:
o Oversee land development and construction activities, ensuring effective communication and management with lenders, contractors, and vendors.
o Coordinate services between various vendors and contractors, including soils testing, stormwater management, surveys, staking, and plan revisions.
o Handle invoicing, lien releases, and manage draw requests for current period payments.
* **Documentation and Reporting:
o Develop, organize, and maintain documentation and reports on ongoing and future work, validating completed tasks.
o Interface with lenders regarding draw requests and provide project updates.
o Maintain construction schedules, report delays, and manage plats, CDs, and city approvals.
* **Financial Oversight:
o Coordinate with the CPA to ensure accurate bookkeeping for five entities, including the owner's personal account.
o Oversee the preparation of tax returns and actively work on improving accounting systems and financial statements.
* **Organizational Practices:
o Establish and maintain best practices for ownership reports, filing systems, and organizational records.
* **Site Visits:
o Conduct weekly visits to the job site in Pueblo, CO to resolve issues and keep construction on schedule.
* **Personal Assistance:
o Manage personal projects for the owner, such as home remodels, and handle bookkeeping and tax materials for personal accounts.
o Oversee the management of the owner’s personal properties, including liaising with banks and realtors for expense management and property rentals.
o Assist in hiring and managing domestic help for the owner.
Qualifications:
- Minimum of 5 years in administrative roles.
- At least 3 years of bookkeeping experience.
- Willingness to undertake personal tasks for the owner.
- Must be willing to travel weekly to Pueblo, CO (typically one day per week, occasionally more).
- Proven ability to manage multiple contractors and individuals effectively.
- Valid driver’s license.
- Highly organized with multitasking capabilities.
- Self-driven, proactive, with excellent communication and interpersonal skills.
- High level of computer literacy.
- Proficient in document creation, data organization, and analysis.
- Ability to work independently with minimal supervision.
- Capable of working under pressure, managing complexity, change, ambiguity, and uncertainty.
- Strong work ethic, committed to policy enforcement and adherence.
- Self-motivated with a strong initiative.
- Flexibility with tasks required by owner, for example, handling metro district responsibilities, architectural review management, and recording of documents.
Working Conditions:
- This is a contract position with flexible hours, typically requiring a minimum commitment of 40 hours per week.
- Weekly travel to Pueblo, CO for project management is required. Additionally, one weekly meeting with the owner at their home in Castle Rock, CO is necessary. Remote work is possible during other times.
Physical Requirements:
- Regularly required to sit, stand, walk, stoop, use hands and fingers, and must have good sensory abilities (hearing, vision, speech).
- Ability to lift and/or move up to 30 pounds regularly.
